Gotta love those larger format retail compared to the surrounding boring Yaletown buildings. Let's hope this and the Casino/hotel finally bring back some life to this neighbourhood.

This is a very short building with a large floorplain.

Is it topped out? Or are there floors to add? I know the Crane is still up and seems to rise to double the height of the building.

Thats unfortunate. It's a very nice building, In fact I watched it go up from my apartment window. But I can't see it very well due to it's short height. I see this project every time I go past on the bus to work however. I like it quite a lot.

The crane was probably taller to avoid its sister crane (since removed) - which in turn may have been tall to avoid the casino cranes next door.

Not sure if view cones are at play - but they did factor into the casino mnassing.

Phase 2 (The Arc, separate thread) across Smithe will be taller.

Is this a staircase or a fountain/water feature?
For a shallow grade like that, you'd think it'd be a ramp if it were for pedestrians, and there looks to be a planter to the east,
so maybe a sidewalk between the two?

Office Dweller, I suspect that the footings/foundations that you see under construction in those photos are for a combination of ramps, planters and stairs. There is a moderate grade difference between the foot of the Cambie Bridge - Smyth St ramp, and the Pacific Boulevard level, and it has to be accommodated somehow.

Have a look at the Public Realm plan posted above. See the group of small light green circles? That is the area where the footings in the photos are located. I am sure that the plans have been refined to much more detail since then - this public realm plan is just a rough concept.

Anyway, the cul-de-sac turn-around bulb shown in the public realm plan is a short dead-end segment of Smythe Street, which is being constructed to provide access to both projects, and the bulb is at a lower elevation than Expo Blvd and the Cambie Bridge ramp at that location, so a transition landscape element is necessary.

Yeah, I was thinking that the forms for what looks like a short wall on the pathway side of the "steps" would be too short for a planter for trees, that's why I was thinking of a fountain. I suppose it could just be dumbing down of the planter design for flowers and shrubs rather than trees.
