You appear to be correct. Thanks.

Yeah, finding that in the drawer is what always reminds me of the connection (which I forget the rest of the time). As a Catholic, I should drop a copy of the deuterocanonical bible books in there just for completeness sake.

Merry 11th Day of Christmas and Happy New Year to all.

No, what you SHOULD be dropping in there are some "Law Firm of Philly Fan & Knight Hospitaller" business cards that list "Traffic Accidents, DUI Arrests, Slip-and-Fall, Medical Malpractice, Paternity Suits," etc., along with our 1-800 number.

Ok , try to be open minded about this question . At 22 floors , ( IF BUILT ) could this hotel hit 275' ?? I ask because IF , SLS is
something more than another pipe dream , that sucker is suppose to hit 47 stories and 590' .
The Symphony House ( one block down ) is at 31 floors and 375' ........ As a ( little brother, thingy) , this project may not compete with that
environment ....... I guess I'm looking at it as the ( Not the hottest female on the dance floor ) ....... Sorry 'bout that .

I went by 19th and Cherry this past week and saw a materials test in the parking lot just south on the west side of that intersection. I haven't been over that way in a while so I could have missed that this is the CITC materials testing. It did have a silver zigzag patterns like CITC will but it looks like a companion building materials test.

Yes, that has been there for some time. It is for the CITC, I believe. I think that it looks better in person than in the renderings. It's going to be one impressive monolith.

I don't think he's approved a new ZBA, Planning Commission or CDR group yet. I'm hoping most of the members of the PC and CDR stay the same though.

Agreed 200%. If you haven't seen the exterior mock up in person for yourself, you owe it to yourself.

Proposed Hyde Hotel & Residences. Thread here:

That rendering is apparently just a preliminary conceptual design.

Keystone closes on GSB building, considers mixed-use development at site

This could be a a huge step forward for City Avenue. The site is at City Ave and Belmont Ave.

Quote:
Keystone Property Group is tinkering with ideas for a mixed-use development along City Avenue after closing on buying One Belmont Ave., a 12-story, 245,000-square-foot office building in Bala Cynwyd, Pa., for an estimated $46 million.

The real estate company plans to spend $13 million making a series of upgrades to the 12-story, 245,000-square-foot property – commonly referred to as the GSB building for the former Germantown Savings Bank that was once housed in it.

The real estate company is also devising a master plan that would take advantage of special zoning that allows for mixed-use, dense development in Bala Cynwyd. The property has a vast parking lot that is ripe for expansion and new development.

“We think it is one of the best opportunities to do a mixed use development,” he said. “It’s across the street from Lord & Taylor and on City Avenue. I think we can really do something that will excite everyone.”

Growing up in Lower Merion Township, I'm rather excited for this development. Of course I would rather have all the development in the City, I always thought that City Ave could have done more to be a better alterantive and compete with King of Prussia. Kind of be a hybrid between KoP and Conshohocken (semi-urban, semi-suburban), sort of like Tyson's Corner in Virgina. I would also love to see some sort of transportation down City avenue. I know the R6 is nearby, but that line runs so infrequently that it almost doesn't count.

With the recent renovation of the Presidential Apartments further down, and a few other buildings, City avenue seems to be looking up.

Yea, I always wonder if the Cynwyd Line is a chicken or the egg problem? Is the ridership low (and the uses along it auto-oriented) because it is so infrequent? Or is it so infrequent because the ridership is going to be low no matter what?

I've always assumed the low ridership is due to the fact that it is only 3 stops. I mean, you just won't get that many people riding it with so few stops. If they could somehow extend the line to anywhere, It would get a lot more ridership, but where? the original terminated in Manayunk, which is already be served by other lines. I Doubt they could put it through Gladwyne, which is the only other alternative. My best guess is to make it a rapid transit line with more stops.

It's unfortunate it no longer goes to Manayunk - and has no chance to do so ever again now that that bridge has been converted to trail - at least once that tiny line had intra-regional connectivity. Now it's kind of a kind of the uselessly dangling remains of a limb left over after an amputation.

agreed the Cynwyd line would make a lot of sense and could have gone alng Faimront park by the mann etc. Linked at a new station at the zoo and with the Norristown line which should be converted to HR (trunked in the bsl) and extended to KOP not the NHSL

The main issue with the Cnywyd line is that is has so few stops. It has nothing to do with the fact that City Ave is "car-centric." The Doylestown/Landsale line, which goes through arguably the most rural and most auto-oriented areas of any other line is second only to the Thorndale/Paoli line in terms of ridership. The difference between the Doylestown and the Cynwyd lines? The former has 27 stops while the latter has five. Further, the Cynwyd line does NOT stop at Temple or Market East.
