It appears that the pace of residential redevelopment on industrial land along the skytrain route in south burnaby is increasing, like weeds

Seems as if Burnaby is every bit as unconcerned about preserving industrial land as Vancouver, which has been pilloried for the practice.

Well, the ambivalence about industrial lands sort of goes hand in hand with Burnaby opposing freeway expansion.

Burnaby has made Big Bend down by the Fraser River into an industrial area. Businesses along the Expo Line have slowly been moving down there while lowrise non-SFH have been built in their place along the Skytrain.

I was passing by the area today and I noticed that these 3 midrises on Imperial (between Nelson and Dunblane) had "Multiple Listings : Sold - Greater District of Vancouver" signs posted up and their previously posted 'Vacancy/No Vacancy' signs taken down.

I didn't pass by Dunblane so it's possible the midrise sitting between them and The Park (on the N.E side on Dunblane), has also been sold.

Does anyone know if they've been sold to the same party (developer) and if there's any information on plans for those lots?

There's nothing on the VancouverMarket website about it, (since I last checked), and it's the first time I've ever noticed those signs (I pass by there quite a bit).

If they've been sold to a developer for re-development (along with the mid-rise on the N.E.), then it would make for quite a tightly packed high density pocket of blocks - especially if they put a 20-30 storey tower to go along with the ones currently planned on the adjacent lots and with the Mets and the Park and Midori up above.

The lowrise north of the newly sold lots is a condo building - so they'd need the requisite level of consent to pass a resolution to dissolve.
A friend of mine lives in there and they've had offers, but only marginally above assessed value - i.e. nothing worth selling for (yet).

Could I ask you to elaborate on how this has happened, either here or in another thread? This seems very important, particularly as Vancouver likes to think of itself as the trend-setter.

Burnaby isn't losing industrial land - it's just moving it to another location.

It's worth noting that these 3 lots I inquired about a couple of weeks back (with the north site at 6995 Dunblane Ave. just south of The Park Metrotown lot), apparently have had a rezoning application put forth for them - to combine them into one and with the aim of building a 35-40 storey tower and with street fronting townhouses according to Vancouvermarket.ca

The developer is Transca Real Estate Development, (never heard of them) which would bring the total tower count for that parcel of land between Marlborough and Nelson (once they're all complete) at 7 Towers!

It's going to end up being a rather odd shaped lot to build a Highrise with townhouses on (as all L-shaped lots tend to be).
Though not entirely unusual given that Met 2 is also going on a de facto L-shaped lot.

It's also going to be pretty weird for that Lowrise condo building between that lot and The Park Metrotown to its north, to be surrounded by a forest of towers behind them.

I just came across this very preliminary render for the development by Belford properties, in between Silver and Metroplace. Reminder that this will consist of two towers, at 41- and 26-stories.

Just curious, who owns Parkcrest Plaza near Holdom station? I think it's about time that we should see more developments around Holdom station as well.

Yep, that's supposed to be office space. Every property between Metroplace and Modello will have office space in the podium. This podium looks to be five levels though, which means there's either an extra retail floor or an extra office floor. Can't tell for sure.

I hope they continue with the office podiums along Beresford. Moda (next to the school) has no retail or office space, so I wonder at what point the commercial area stops. I'm hoping it goes right to Dow Avenue.

I'm liking how different each of the podiums look. Modello's definitely looks the best so far though.

Yes there is proposed office space above the retail.

Its easy to hire an architect but this developer so far on their portfolio has marketed (not built yet) an 18-unit townhome project in Vancouver. It will be interesting to see if this one gets built by this group or not.

Looking good! Burnaby is putting more and more retail and office spaces in mixed residential/commercial developments now. What's more, the towers are all tall too. Looking forward to the city centres of Metrotown, Brentwood mall, etc. areas expanding and becoming new social and commercial hubs of the region. Other than the mall itself, Metrotown always seems to be too quiet, especially at night. I suppose towers were traditionally mostly residential and not mixed-used (especially close to the Patterson Station neighbourhood), but I'm glad things are changing.

I doubt Metrotown will ever get all that exciting. Firstly, that massive shopping mall sucks the life out of Metrotown. Secondly, Metrotown has a predominately more sedate demographic. Those walk-up apartments contain the demographic that gives neighbourhoods energy and life, and those are quickly being torn down in favour of towers.

If that bumbling fool and the rest of the City of Burnaby included affordable micro-suites in with all the new development, maybe Metrotown would have a chance at being a cultural focal point for Burnaby.
