Trends seem to change over time. I like the idea of roller shades, but I wonder how they will function and look in 5-10 years. Are they easy to clean, etc.
The pricing is a lot closer between the two than it used to be. The biggest issue with roller blinds is the physical size of them. They require much much deeper window sills than venetian blinds, otherwise they have to be face mounted outside of the window area.

My experience with early 2000s condos is vertical venitian blinds, which are fabric and end up dirty and gross within 5 years, terrible when you have an open window (wind), and all-around pain in the —. And they are face mounted above the window area. They often swing around and never look good.

I replaced some in a rental with plastic, which are better for keeping clean.

I'm looking forward to the new roller shades, but time will tell.

we got roller shades at Central and the fabric is much sturdier than the stuff you find at ikea. unfortunately they aren't blackouts and i'm south facing so i had to add another blackout set behind them.

That's the setup I have as well. I think it's great.

Why is the sidewalk in front of The One (1st ave) not completed before residents move in as well? It's really uneven to walk on. And the sidewalk in front of their previous development, Pinnacle Living, also has a seriously lame sidewalk of black top and gravel...and this development was completed over 2 years ago. When will the final touches for these type of things be completed?

Can you elaborate on this? Did you put fabric drapes behind the roller shades? Or can you adhere a blackout layer directly on the original roller shades? I face south as well and am looking for a solution. My window is very wide, floor to ceiling window, so I have no where to screw in a bar across to hold up a set of drapes (except drilling into the ceiling, which is concrete)

It's two separate drapes that can be rolled down individually. You have the blackout drapes behind and a translucent drape in front. During the day if it's really sunny or you just want some privacy roll down the front translucent drape. At night (or if you want darkness) you roll down the back blackout drape.

I have complete floor to ceiling windows in my apartment. My living room and dining room have a floor to ceiling curtain wall that's about 10 meters across with nothing but roller blinds as shade, they work great. I do, however, have an alcove between the ceiling and the windows to hide the drapes mechanism.

You could always replace the shade with a blackout shade instead of trying to add a second one. I also have floor to ceiling windows but the roller shade mechanism is covered by a white case (basically a slim fitting white box). Looks very clean and hardly noticeable with my white walls. I assume you can get paint matched cases too.

I have the outer layer down when i have blackouts down... that extra air pocket really keeps the cold out. haven't had to turn the heat on at all and it's been a cozy 21-22C

I'm currently living in Mexico City, so the nights I have to worry about it getting cold I can count on one hand

Don't be frustrated at the forumers. Be frustrated at how the City has made OV into such a boring neighbourhood that people only talk about blinds and moving in dates. Really, what else is in store for OV?

Yes, heaven forbid people actually discuss the reality of living there instead of fantasizing about malls and viewcones.

BMO Theatre Centre and Goldcorp Stage (what a mouthful). Nice little black box theatre that can be configured several different ways. Huge lobby obviously designed for event rentals. Hopefully OV residents will support it:

Wow, finally it's open!
What was the actual theatre part like? Well-designed? Good acoustics? What sort of capacity is it? Does it already have a schedule for the year?
It will be interesting to see if it can draw touring acts or if it be strictly for local productions. It's not in the traditional theatre district, but I'm hoping that neighbourhood is becoming vibrant enough to support it.

The theatre's a black box, so you can configure it in several different ways. The traditional config shown isn't bad, though the stage is a bit wide for such a small house (250 people). Like Pyatt Hall you can press a button and seat risers fold, disappear etc. Arts Club and Bard on the Beach share the administrative and rehearsal spaces, but only Arts Club has anything booked on its stage.

I'm a bit surprised they didn't face it onto 1st for a better street presence, but I guess people will find their way there for a specific performance.

Boring but in demand!

I have several clients looking to buy in OV, at present there is not a single one bedroom listing available in the entire neighbourhood! The two or three that appear on MLS are spoken for.

...and crazy-expensive!!..a one bed suite in James on the seventh floor recently sold for $1000/ sq foot and one in Wall Centre was just a little cheaper. Prices are crazy and the small suites are now selling for roughly what those in Coal Harbour go for!

Yes I agree. And personally I don't find it boring. I am glad I did my purchase a few blocks away (+/- 8 min walk) at Canvas in 2014: assessments for my one bedroom floor plan is up $80,000 already. Crazy!
