Documents have finally been signed with the city, the Philadelphia Redevelopment Authority and Pennsylvania Real Estate Investment Trust (PREIT) that clears the way for a long-awaited redevelopment of the Gallery.
PREIT had anticipated closing the Gallery Oct. 2 to launch its $325 million project to transform the dated urban mall into a retail outlet retail center but that date came and went. The Gallery has remained open while an extensive agreement between city agencies and the developer was finalized. Now that it is completed, it is expected the Gallery will close next month and work will begin but that couldn’t be confirmed.
Officials from PREIT (NYSE: PEI), which is doing the project in a joint venture with Macerich Co.(NYSE: MAC), couldn’t be immediately reached for comment. However, in an interview on Dec. 18, Heather Crowell, a PREIT spokeswoman, said the agreement between city agencies and the developer was expected to be completed earlier in the year but didn’t happen.
The delay in that agreement isn’t expected to put the project behind schedule, Crowell said. “The bulk of the construction was expected to begin in January,” Crowell said in the earlier interview.
City Council in June signed off on the project that involves giving the developers a $90.5 million public subsidy to aid the Gallery’s redevelopment. The state has already ponied up $15.5 million. As part of the arrangement, the two developers have also released the city’s redevelopment authority from all past and future liabilities associated with the property.
The city also has pledged to continue to pay for all of the repairs and maintenance of common areas that lead to trains and subways. That will cost the city $58 million.
The redevelopment of the 1.5-million-square-foot space will take two years to complete and expected to have 125 stores. Crowell declined to say whether any tenants have been lined up so far, saying that the company wasn’t going to make any announcements on that at this time.
“We still feel great about the project,” she said.
This is a milestone for the city and the progression of East Market Street, which is seeing another major mixed-use development underway called East Market across the street from the Gallery.
“The city and [Philadelphia Redevelopment Authority] are looking forward to working with PREIT on the Gallery redevelopment,” said Brian Abernathy, executive director of the redevelopment authority, in an email. “This project will be a significant investment in Center City, one that will make a lasting impact on our city.”
Yea someone should smack the architect at BLTa for that design.
But I guess they are attempting to keep south broad some what classical? Idk. Unless they are all loft style condos/apartments then I see no excuse for that design. Trash.
It's literally "conceptual renderings." You guys crack me up when you bash designs that are literally massing models and nowhere near the final product.

And you know what? I'm fine with that. Not every building needs to pop. This is on the same block as SLS.
Exactly. Not every building has to be an architectural wonder. That said, I do think this early concept's use of warehouse Windows is very cool and distinguishing.

I love Chicago. My wife and I fly out to the west coast occasionally to visit family in the Bay Area. We like to stop over in Chicago for a night or two on the way out. The Signature Room in awesome. Love that place. I'm hoping the Four Seasons captures that vibe here in Philadelphia once the restaraunt opens on the top floor.

I was so happy to find out The Signature Room was not just a tourist trap restaurant. The food was grade A. We know this will be the case with Four Seasons thankfully. With the added benefit that Four Seasons distinguishes themselves in their category for going after local talent.
When I was in what remains of The Gallery about an hour ago, I saw a sign advertising the renovations that The Gallery will undergo. When I looked at a section of the advertisement, one picture displayed the rendering complete with three towers attached to the top! Could this be an indication that the towers on top of The Gallery might actually be constructed?
This definitely has been a great year for new developments in Philly. Out of all the new proposals and construction to start this year, what's your favorite or one you to d will be the biggest game changer? Obviously citc will be a beast in the skyline, FMC is probably the most impressive in my opinion; but I think the proposal on the Schuylkill at the dolphin building will ultimately have the biggest impact if done right. The potential activity with restaurants and retail right along the river is huge. What's all of your thoughts? Which proposal or new construction are you most that kful for?
