Fairmount is not really like that. There aren't hotels. There isn't that much commerical foot traffic. It is in an area that they will need people to drive to it for it be successful. I think a full sized target is well suited to take over the Kmart space in the gallery or the bottom dollar food site on girard. so Londonee maybe you could answer me, what does one buy at Target everyday or every week that couldnt be found at another convenience store? I for one will continue to buy my gum at wawa and paper towels when I go grocery shopping.

A lot of you are using the word "convenient" as a reason to go to Target. There is nothing convenient about going into that parking lot except for people who don't live in the neighborhood.
I think this has beaten fairly well to death. I think the increasingly dense population in Fairmount will find the product selection very useful. Whole Foods, like Trader Joe's, pretty much sticks with food and sells small quantities of off-brand household supplies. Wawa, as a convenience store, doesn't carry too much of that either and does so at a high price. It's not like there's an Acme or Giant close to Fairmount. We certainly agree on the parking lot, but the New Yorker isn't paying attention to that lost opportunity.

I'm not leaving the forums... no worries

I just don't want to create the next Philadelphia Development Thread now that we have reached 500 pages.

Phila. hotels projected to hit highest occupancy in 67 years

Quote:
Philadelphia's hotels are projected to hit record occupancy by the end of this year.

Center City's hotels have been on a roll this year. Hotel occupancy was 89.4 percent in June, the highest monthly rate in Philadelphia in more than 20 years, and the first six months of 2015 beat last year's occupancy.

New projection numbers are in, and it looks like Philadelphia's hotels are on track to continue that hot streak.

Center City's hotel occupancy is projected to be 77.4 percent this year, up from 75.5 percent last year, according to data forecasts from PKF Consulting.

If projections are met, this year's occupancy numbers would be the highest the city's experienced since 1948 when occupancy was at 83 percent.
If the city does hit 77.4 percent in occupancy, it would mean travelers from all segments — leisure, convention/group and commercial — will have filled an estimated record 3.1 million hotel rooms.

“People are coming for Philadelphia, said Meryl Levitz, president and CEO of Visit Philadelphia. "The destination itself is the reason to visit, and travelers are doing it more and more every year. The pope was here for a weekend; the rest of the year succeeded simply because of Philly.”

The convention and group segment is projected to account for 33 percent of the room nights in Center City, while the leisure and business segments are expected to account for 31 percent of the room nights.

The city's average daily rate, or ADR, is expected to hit a record $182, with increases in all three major segments:

The commercial segment is projected to increase by 5 percent to $200
The group segment is projected to increase by 5 percent to $188
The leisure segment is projected to increase by 4 percent to $166

CVS/Rite Aid/Walgreens have revolutionized the way people shop at local pharmacy's. I believe they will be the main competition for these Targets, not the grocery stores. Any who, it is happening and I really don't think Target sucks that much, I just was hoping for pretty much anything other than some random national chain to reskin and occupy the same space. Watching the buildings at Callowhill and Broad go up rather quickly over the next few months will more than make up for it on this street for me at least.

I feel like tricky dick leaving this topic for dead. Sorry to all those I hurt and offended. I will make sure to buy socks there sometime!

Actual Information

The View at Montgomery around Temple's campus is finally fully leased and they ended up getting 4 solid food tenants. Its Chipotle, Potbelly Sandwiches, Blaze Pizza (Lebron James' left McD's for this), and Crisp Kitchen.

Does that mean they'll finally be building something on the remainder of that lot???

New freight line added to Philadelphia port

Holtec International moving to the Port of Philadelphia is already having a positive affect on it.
Quote:
SeaLand, an intra-Americas regional ocean carrier of the Maersk Group, will launch a new shipping line next February at the Packer Avenue Marine Terminal in Philadelphia.

The line was secured by Holt Logistics Corp., which operates the Packer Avenue terminal, and the Philadelphia Regional Port Authority. It will link Philadelphia to the ports of Veracruz and Altamira in the Gulf of Mexico.

The SeaLand Atlantico service will begin weekly calls to Packer Avenue starting Feb. 3. It is an alternative transportation option between the Gulf of Mexico and the East Coast, which uses ground transportation for 95 percent of its volumes. Perishable goods such as avocados, lemons, tomatoes and commercial cargo are among the products that will be transported on the line.

What's with all the hate on Target? lol. I friggin love target (or as Knight properly put it "Tar-shay"). Im young, I make pretty decent cashola, and you better believe I'll be in there a handful of times a month buying crap I don't need. Probably legos and cashews.

Pretty sure Whole Foods accepted EBT too, no? I always noticed a pretty diverse group of people in there shopping.

Anyway back to point 1. The lot isn't going to be redeveloped unless the economics support it. They might, I have no idea - but its a big undertaking to secure the financing given the perceived risk. So the fact that it's not going to change should lead to the next question - who's it gonna get leased to? In my eyes Target serves the area very well. In fact, it probably serves lower income better because many don't use credit cards and at target that's probably a good thing. What the area ACTUALLY needs is traffic lights along callowhill. That street is a death trap.

No more talks about Target or any other nonsense. It's starting to spiral downward.

The issue is not the Target, but the lack of any vision from the site owner to take this opportunity to develop the lot as a mixed use highrise or midrise and include the Target as a street level retail tenant. Keeping the current site as-is is shortsighted.

However, the conversation ends here, as we are starting to take it too far and we're getting personal. Not only on this thread, but the 1911 Walnut thread among others. I understand this is an online forum, but lets cool it with the constant nonsense posts and rambling posts taking multiple threads off topic. This forum has consistently prided itself on it's factual threads and in depth updates on projects and development happening across the city the past few years and this is likely the reason most of you have joined the forum.

Let's please try to keep the nonsense to a minimum and stay on topic. I'm tired of scrolling through pages of nonsense about Target, Wendy's and the likes.

Just to be clear, this has noting to do with Holtec International (the manufacturing firm that just got tax breaks to move to Camden) and is instead about Holt Logistics that runs the Packer Ave shipping terminal.

My mistake. Did Holt not just move to the Port a few years ago or am I mistaken?

Hammer and I are going to let this thread go to 1,000 pages and reassess then.

No point in creating another thread now. I will update the first page over the next few weeks.

On CTBUH, the height of the W Hotel is listed as 617 ft. Any reason for this?
Also, City Hall is inexplicably left off their list of Philly's tallest buildings.
