Mother bunch is a different clientele though, people are headed there for dinner and drinks and to hang out, and furthermore I think Mother Bunch is on the correct side of the street, on the way home for the evening commute. Coffee and pastry should be on the way in, restaurants and bars on the way out. The location of Street Coffee will probably keep the rush hour "I just want to grab a cup of coffee" people out, no?

I stopped in Street this morning to get a cup of coffee and on the way out there's a sign which says "no left turn", this is a problem because if you're there you can't turn south on 7th street and head into the city.

Dirty Martini

Saw that the dirty martini is now open for business, has anyone tried it yet? (12 st and washington, north side).

Think they are a little early moving into the area, but i wish them luck and plan on visiting them soon.

I thought the same, they must be opening in anticipation of all the foot traffic they should get from the new apartments and proposed condos. I love it though, great to see a little local bar people in the area can walk to.

From a commute-by-car perspective, that makes sense. Another reason may be that coffee houses are now plentiful in Downtown, but Mother Brunch is unique in terms of being a Downtown brewery.

Arizona Center Renovations

They're mentioned in this article but unfortunately without many details:

"Matt Root, CEO of Parallel Capital Partners, said his group will invest more than $25 million to 'reinvent and upgrade the landmark' property. 'The transaction allows for the development of an additional 3.9 million square feet of improvements and upgrades,' he said in a statement about the deal. Parallel’s renovation plans for Arizona Center include expanding its retail space, adding parking and upgrading landscaping."

Good news on the sale, but doesn't $25 Million seem rather paltry in terms of upgrades to such a large property. Also, is that right?: Up to $3.9M in development potential. That's an amazing amount of space. For contrast, the Chase Bank Tower downtown is under 800,000 SF! Scottsdale Fashion Sq. is over 2 million SF. Seems like strong hyperbole in my opinion.

$25 million in renovations should be worthwhile. Hard to piss away that.

The 3.9 million square feet probably includes what's built there (not sure if the high rises are part of this deal), and what they have zoning entitlements for. It doesn't mean that they will build what that entails, however.

Roosevelt Row Update

Two observations from this week:

In the bad news department, the former Bodega 420 is now a pile of rubble.

In the good news department, Paz Cantina is operating a food truck every day on the south side of Roosevelt between 4th and 5th streets. This will be the restaurant's temporary home while it awaits a new space in the ground floor of the apartment building that will replace both the Paz / Canteen and Bodega 420 buildings. I talked to the owner, and he seemed genuinely excited about moving into the new restaurant space that will be built there.

The Historic Heard Building Repositions For New Market Demand

The Heard Building, a historic midrise located on Central Street between Monroe and Adams streets, possessed similar amenities.

Aside from cramped, dated offices, the rest was used as file storage for a number of law firms, according to Mark Stratz, the leasing broker for the building and vice president of Cushman & Wakefield Phoenix.

“The challenge was a lot of vacant spaces and older tenant improvements — so dropped ceilings and an old infrastructure that today’s user is just not interested in,” he said.

In 2013, Chris Rudel, the building owner since 2000, decided to change all that. By bringing in the architectural expertise of Winslow and Partners, the goal was to reposition the building to attract young entrepreneurs, creatives, tech companies and startups.

Winslow and Partners helped Rudel initiate an “innovation think tank,” which is basically a facilitated brain-storming session with young entrepreneurs — getting a feel for what potential tenants are looking for. With the help of Jenny Poon, founder of Co+Hoots, Kimber Lanning of Local First Arizona, Donald Keuth, president of Phoenix Community Alliance and others, they came up with some design concepts. None of which conjured images of a Class A skyscraper filled with cubicles and corner offices.

Instead, it’s a totally different look and feel — loft-style or converted warehouses with big windows, high ceilings, exposed brick, wood or concrete and lots of open, community space.

“Entrepreneurs want to live, work and have fun in downtown,” said Kali Mota, associate AIA at Winslow and Partners. “They’re looking for something like this, that’s historic, that has a patina and some personality.”

The Heard Building has great bones in a great location, but Mota said they just needed to open it up, make it a little more hip and bring in some much-needed light.

Rudel stopped renewing the file storage leases and started focusing on new, larger windows — saving much of the original, operable mechanisms. Coupled with asbestos abatement, a fresh coat of paint on the outside and a brand new mezzanine and lobby area — which spills onto the street — they arrived at something very relevant and desirable in today’s market.

While the change is dramatic, the majority of the renovations consisted of simply stripping everything down to the bare bones. The exposed ceilings and walls, comprised entirely of cast-in-place concrete, provide that gritty, cool and unmistakably historic look, which Mota said they absolutely wanted to preserve.

“One of the things that Winslow Partners likes to study is human behavior and why trends happen,” she said. “One of the things that we discovered is that not only millennials, but everybody, is looking for authenticity — I think that what’s really attracting this new market downtown.”

Numerous tech and startup companies, including Uber, Allbound Inc., Galvanize, Inspire Data Solutions LLC, Gainsight Inc., Giftcard Zen and others, either moved to Downtown Phoenix or announced plans to move in 2015. After the first phase of renovations, the three-year-old digital marketing company Yazamo set up its offices at The Heard back in March.

The fact that tech companies gravitate toward Downtown Phoenix isn’t a fluke, according to David Krietor, President and CEO of Downtown Phoenix Inc. The high concentration of 20-and 30-somethings make this a talent pool ripe for the picking.

“Technology employers who have tended to aggregate on these suburban freeways are now looking at their labor force and the intellectual energy that will drive their businesses forward,” he said,” and they see it coming from a group of people who want to be in more of an urban area.”

The lack of parking at the Heard Building doesn’t seem to bother potential tenants either, according to the think tank findings. Walking, biking or taking public transit like the light rail, which runs adjacent to the building, are all perfectly viable options.

With less reliance on parking spaces for every employee and the help of the city’s Community and Economic Development Department, which manages a downtown parking pool, Rudel found nearby garage spaces with monthly availability, making it easy to appease car commuters as well.

In fact, Winslow and Partners, which is led by Mota and Paul Winslow, liked the renovations and parking arrangement so well, they decided to move their offices onto the third floor.

Mark Stratz said renovations on the entire building should be completed by Jan. 1, 2016, and space is still available. Lease negotiations are already underway with an international tech company for the fifth floor and an announcement is expected soon.

“When you think about Phoenix versus Seattle, Portland, San Francisco, Denver — this has been happening for 20 years and it’s just now hitting Phoenix,” he said. “With the new tenants we’re seeing, the industries that are finally growing in Phoenix, they all want to be here.”

The Paz / Canteen building was also demolished yesterday. Hoping to see the new apartment building with its ground floor restaurant space go up quickly.

Seeing of Facebook, the news of 2 more bars opening downtown. One is an 1890s' bar called Melinda's Alley opening in the alley of the new Hilton hotel. The other one is a gastro pub called the Kettle Black via Downtown Ambassadors on Facebook. It's opening next to La Piazza on 1st street between Adams and Washington.

There is also an arcade bar called Cobra opening next to Film Bar.

Update on Edison and Portland on the Park

Portland on the Park now says 40% sold on their web site.

As far as Edison goes, it is taking a long damn time for them to move the utilities and get any real work going. On their fence wrap it says "Phase 1 sold out" which I personally think is garbage marketing. First of all, this is only one phase, secondly, I think sales are actually struggling. I get this impression by the lack of traffic at their sales office and their continual need to add to their marketing. In the last week they have added a new marketing wrap to their fence and are building some larger wooden sign at the corner of Central and Monterey. I wish them well, I just am a little suspect that that are going as well as they say with their lack of progress so far.

I don't believe it's an inidcation of sales. Edison is still doing some kind of pre-groundwork. I was just checking it out last week and there were 3 workers doing some surveying and marking up trenches and such.

Just went by Roosevelt Point. It looks like a bar or conveniece store is moving in on the first floor. I could only see the liquor license posting from the street, i couldn't make out the name of the coming establishment. Either way, great to see!
