I went to the third Design Review hearing tonight and it was not pretty. If anything, the commissioners were more negative about this iteration than the previous two. Tad Savinar was really acid, asking the Holst architect while pointing at a rendering "where's the fucking soul you mentioned"? David Wark said the problem boils down to the basic project concept it won't amend: too many units, all five+one construction, same bride-overs, and no design differentiation. The Holst presenter, who I think was John T Holmes, one of the firm's founders, emphasized the idea of a "village", which the commissioners were clearly not buying. Savinar ended the evening by challenging Holst to come up with a design the firm could clearly sell with excitement.

Good for the commissioners because I think more often than not, Holmes comes up with these ideas on the way to the presentation rather than when they are working on the actual project.

The corridors in these building are a labrynth. I don't understand why they need to develop 5 and a half blocks with three buildings. I just can't possibly see how that is the only economical scale at which they can build this. The thing that makes the european urban spaces they're trying to imitate interesting is that they're made up of lots of small parts. This could be an interesting scheme if they did it with 7 or 8 distinct buildings.

Holst Architecture have submitted 1510 NE Multnomah for Design Review:

That's my thinking too. I'm not convinced restaurants and retail would be successful on the inside of this super block, especially as presented here. Even if this super block was in the Pearl, I'd have doubts about retail on the inside of the block unless it was done in such a massive way that it all became a destination unto itself. And I just don't see that here.

You can tell someone knows the initial massing renderings were ill received. These renderings paint a much rosier picture.
