The initial plan was to gut three empty buildings in the exchange district, leaving the facades and use that. That was opposed by the NIMBY's there. So this was plan B.

Substation

Unfortunate that the new images of Adelaide Station are, well, fortress like, but not unexpected for this type of project, after the fact we new it would be built at this location. It does actually border on the Exchange with Adelaide St as the official/unofficial boundary line.

If you take an overview look at the area, https://www.google.ca/maps/place/Winnipe...a715ecea313b3:0xbaa031c517fd5ad8!6m1!1e1 It doesn't really surprise me it was located here. Am I happy about it? Like most obviously not. Will it stop the revitalization of the Exchange district because of the Notre Dame/Adelaide corner of it, unlikely.

Were these images obtained from GE, Hydro or the the Contractors constructing the "Wall"..?

I think it was opposed by the people who knew that the buildings weren't actually empty.

Good point. No one is doing cartwheels over the substation that's being built, but relative to the bone-headed plan A, we really should be. That was an unspeakably terrible idea... something that only an electrical engineer could love.

That block of McDermot is amazing. I would love to see the buildings redeveloped, at least one repainted, new windows, awnings, etc. The three buildings are on the market for $4.5 million.

Which ones are these?

Also, on the substation, I know it's old news but it's just really frustrating as "Innovation Alley" (Adelaide) ha.....d some real potential to take off with some of the new building uses and The Stables, etc. This really sucks.

Sweet bike lane though... it used to become a sharrow for one block there for no reason. So we win right?

^ would make a great mixed use development. The scale is daunting though. You would need a really big player to purchase and develop these buildings.

Or the owner may have to split them into separate buildings to make them more palatable.

Yeah, in some respects it's unfortunate that the buildings are being sold as a group. The pool of potential buyers would be a lot larger if they were sold individually... relatively few would have the capacity to take on all of them.

That block is big enough that it has the potential to really take the Exchange to the next level. If the buildings were renovated in a way that made good use of the space with residential and commercial space, it would really inject a lot of vitality into the immediate surroundings. At least it's still possible... a hydro substation would have killed any hope of that ever happening.

100 Princess (the former Penthouse building) was a big undertaking - and this is like that development times 2, maybe 2.5

It would take quite a bit a creative acrobatics to carve those interiors into residential space. Lots of long spaces with maybe one or two windows to the outside world. Probably varying floor elevations between the three buildings.

Then there is elevators, sprinklers, new windows, HVAC, roofing, improvements to fire ratings and barrier free access, etc. etc.

We are talking 10's of millions of dollars.

I wonder if Qualico still has an appetite for this kind of thing. This would be somewhat similar to the challenges faced by the interconnected buildings on James. But again, scaled up in a big way.

The asking price is too high, especially when you are seeking a buyer for all three.

Although residential is the preference, they seem well suited to office or commercial use at potentially a more resonable price to convert/renovate ?

It's a lot of space to fill commercially. And you would still need to do $$ renovations.

It would be great, but we all know the commercial/office absorption rate in downtown Winnipeg is basically nil, especially buildings with zero parking.

Like I have mentioned before, if we cannot fill commercial/office spaces downtown, fill 'em up with residential. Eventually something will have to give, but until it does, encouraging (yes subsidizing) more residential will pay off.

Since the Exchange District is a National Historic Site, do building owners have access to federal funds to use for their buildings, perhaps replace windows, cleaning the exteriors?

The cost of cleaning the exteriors far more than that. I would be interested in knowing if the Feds offer funding based on it the Exchange being a national historic site.
