Not sure if this was posted already... Sounds like somone wants to develop the abandoned Main Street Theater in to a high quality dining theater thing and possibly put a hotel/condo tower above it.

Cool! I'd love to see this happen. Also, looks like LaSalle bought Murphy's so now that question is answered.

I guess that answers the ownership question from the previous page. I like the overall concept and I like that LaSalle is thinking outside the box. I hope the RDA board decides to enter into an exclusive contract with him, I think it's an important step. As LaSalle said, it's going to take a lot of time and effort to nail down the feasibility of the project and putting in all that work, and then not getting the option to buy it doesn't make a whole lot of sense.

Interesting concept to build a condo or hotel tower to the south. The parcel directly to the south 156 (owned by the RDA) that is the Reggae shop and Rays Barber shop, I don't think I'd miss, Ray's has a cool interior, but nothing overly fancy. I do like the character that Gandolfo's/Murphys brings to Main. There aren't many, if any buildings like that in downtown that have two floors of "retail" type establishments, with one being a few steps below Main.

I wonder if they could get a height exception for the parcels south of the theater, as the US Bank/Well Fargo/First Interstate building is only 202' tall? Walker Center is 220 and the Regent St Hotel, got a mid block height exception.

That could make for an very interesting building to the south. It's only 74' wide, including the Reggae shop and Gandolfos. The Regent St Hotel site, in comparison is 94 ' wide.

As for the parking issue, mentioned in the article, I wouldn't anticipate that it would be a problem as there is numerous parking garages within a block of the Utah, including the one adjacent to the west, Walker, Gallivan, and Regent St.

Skylines are usually a bad choice for a flag because they are always changing. Yes we ought to be proud of our skyline, but it isn't the best thing for a flag.
I'd repeat everything s.p.hansen said about a good customizable flag being a fantastic way to build a city's brand and identity. Maybe now with Jackie being new and wanting to make a noticable difference, maybe now would be a great time for a flag referendum, like what the Hello Internet podcast is doing.
Provo's is so bad; it's awesome. haha

Yup, that's what I was talking about. Lasalle bought Murpheys in order to be able to get exclusive rights to the Utah Theater, which says a lot about how serious he is about this development. I'm excited, but uneasy with the idea of losing Murpheys/the building it's in.

Hardware Station Narrative- Architecture, Landscape &
Irrigation
Hardware Station is a mixed-use urban project including Residential, Office, and
Commercial uses along with structured parking to support the residents/occupants and
guests. Hardware Station is a speculative high rise office project (referred to as
Hardware Station) for SALT Development and KBS Properties in Salt Lake City, Utah. The
Station Project is located adjacent to the existing Hardware Building at 400 West and
North Temple in Downtown Salt Lake City and is a component of a larger development
which includes a residential development (referred to as Hardware Village). The
residential offering is divided into two product types - East Village and West Village. The
East Village is a six story residential building over subterranean structured parking. The
West Village is a six story residential building wrapped around above grade structured
parking.
Hardware Station
The Hardware Station Project is described as a 220,000 sf 6 story speculative office
building over a 4 story 1,000 car parking structure.
The Project is adjacent to a raised
viaduct supporting North Temple, and an existing Trax commuter train stop adjacent to
the south. It is the intent of the project to provide a connection to the existing viaduct
via a public plaza and main lobby for the office building. In addition, the Project will
offer both vehicular and pedestrian entry access at grade along a newly created
Hardware Street to the north.

I'll be interested to see 3-d renderings on how this all relates to the existing urban fabric. It sounds promising though. I always like coming into town from the North Temple overpass. That proposed 10-story building will help to form a larger gateway into downtown.

So if this works out, we get the restored theater and a residential tower? Is there a downside to this plan?

So glad you posted about Calgary Delts. It's such an underappreciated gem of a city. Gorgeous backdrop with massive density. Total sleeper city in North America. Batting way above its head in development and a great model of mid-tertiary cities. Frankly they are throttling every other city of its size. Might be because of the oil boom (which isn't a boom any more) but I love what they are doing up there.

I was just thinking, looking at the 2 blocks on Main (1st South-2nd South), East and West, they both are having similar development patterns.

They are each planned to add 2 additional towers. 1 taking the place of a somewhat unique building (111 & Murphy's) and 1 taking the place of a building while possibly unique, that was left to deteriorate by the owner (Eat-a-burger & APS). They both have built/expanded/restored theater options (UPAC, Capitol, and Utah).

On both blocks, there is 1 lot that screams for development (Zions Parking & Carl's Jr.). Both are locations that would work well for a very tall (new tallest) tower.

Once these new projects come online, the pressure to develop the lots will be increased as will the value of the properties to help ensure a taller tower is constructed.

I do think it would be better for the tower that may replace Murphy's to be residential with ground level retail. I think a hotel may not work there, with no direct parking access (enter from 2nd South or West Temple), that might be too much for visitors to locate. Residential would work better in this situation.

I also think residential would give the best return while providing extra money to support the theater repairs and upgrades. I would think that adding a parking structure in the middle of the block behind the project may be a worthwhile item as well since it could be used for other projects on the block (APS and future Zions). This could also help ensure a public mid-block access and pathways.

I was just looking at the possible mid-block connector on google earth yesterday. It's a difficult location, as the only thing south of the Utah to connect anything to would be the existing parking garage that is accessed from 200 S, east of Capital theater. Behind Gandolfo's and the Reggae shop is a small little parking lot, that is accessed through the parking structure, but the parking structure and the stages for Utah and Capital meet up in the corner and there is no access to any portion of the block to the north. There might be a slight possibility that an access from main St could reach the access on the east side of capital theater (loading dock)

Despite the slim chance of a mid block connection I think your right, in that residential would be a smart choice. One thing that I think would be smart for them to consider is some micro apartments, this would give actors that are in town for the longer stay traveling tours a place to live that is in the heart of the Theater District. I'm not saying make the whole thing micro, but maybe one or two per floor.

I'm with Orlando on this one, it's way to abstract for my liking. While putting a skyline on a flag is difficult, because the skyline is always changing, the skyline and the mountains as a backdrop is exactly what make SLC what it is; A major city (major can be subjective), surrounded by mountains and all the opportunities that are provided by those mountains.

I actually like our current flag, maybe it simply needs to be updated at specific intervals, be that 5 years or 10, in order to update the skyline portion of it.

As for Provo, I always thought there old flag was so ironic. Such an uber-conservative city, with a rainbow on it's flag. I like their new one, with the sunrise, mountain and lake.

Calgary's got a lot going for it: It's has a ton of HQ's (in natural resources, financial, and tech), more then any other Canadian city except Toronto. A centralized development model that has kept the downtown as the epicenter of the city with almost no significant suburban tech parks. A light rail system that is arguably the best in North America. Cities like Salt Lake and Denver can learn a lot from it.

Calgary only has about 1 million people, about as many as SL County. Impressive city building there. I wish we were more like them.
