Atlanta is not big enough or growing fast enough to have dense 24/7 residential in Buckhead, Lindbergh, Midtown, West Midtown, Atlantic Station, Edgewood, Vi-Hi, O4W and DOWNTOWN. For whatever reason(s), everywhere except for downtown is getting dense residential developments. With that said, downtown is the epicenter for higher education, government, tourism and sports for Atlanta. If downtown doubles down on it's strengths, residential will come eventually.
