Completely off topic, What is everyone's thoughts on Francisville and the minor developments occurring in that neighborhood along the ridge avenue corridor?

Ive heard many people refer to it as the next Graduate hospital but also a dead end...input is valued.

I lived in Francisville a decade ago while I was a student a Temple. Very different today than it was, of course.

Personally, I think this area has potential for a little more density than Graduate Hospital. I also don’t think it’s a dead end, at all, as its pinned between areas that are developed or quickly developing (Fairmont, Brewrytown, Temple, NoLibs, N Broad St, etc).

To me it seems like the center city is unevenly spilling into adjacent areas. Personally, I think north of center city is seeing the largest amount of development, in regards to new housing options. And I’m guessing that will translate to thriving commercial corridors down streets like North Broad, Ridge, Girard, Germantown Ave, Frankford, Fairmont, etc. So I’m thinking Francisville will touch a number of those commercial areas which will make for an exciting place to live, in the long run.

Just my unofficial speculation.

I think Mantua is less given that UC is already adding so many jobs. It's not far at all from Science Center. I wouldn't really put Powelton on list. It's not really been a distressed neighborhood.

I also think Grays Ferry has tons of potential. Pennovation is under construction, the new parks along the river, and its prime location close to Center City & University City etc. I drove through the other day, the northern end of the neighborhood is starting to see a flurry of development and construction in Pt. Breeze is almost right up against the 25th St. tracks.

I would say 3 Miles.
I too am trying to find a good neighborhood to get an investment property in.
One that will Gentrify in the next 5-10 years and is relativity cheap now.

Germantown. Inexpensive but beautiful bones - think University City-type housing stock, a cobblestone commercial street, and easy rail access to Center City.

I love Germantowns housing stock, but it just seems so far away from CC.
Maybe that doesn't matter, as Manayunk & East Falls etc. have transformed and they are relativity the same distance.

Germantown is hardly far from CC. Its like 20 min by train or car. The issues there are more related to the poor condition of the housing stock and lack of viable retail corridor that would be able to compete with Main street, Frankford Ave, etc. It's certainly close enough to CC and fairmount park to be a candidate for a future hotbed of activity.

Groundbreaking at Subaru’s New U.S. Headquarters in Camden set for Next Week

Which is also great since the clinics will likely create higher paying jobs than the restaurants.
