Thanks for your comments and interest regarding 1911 Walnut. However, the renderings that are posted are not the most recent. We have been meeting with neighborhood stakeholders over the last several months to obtain their input and the renderings have changed accordingly. We will release the latest and greatest within the next two weeks. Again, thanks for your interest and support. We are excited be a part of Rittenhouse Square and Philadelphia. I am also happy to answer questions regarding the building or clear up a few items, if I can.

Thanks for posting, Dustin. As you can tell, there are some high expectations for this development. The renders were dated 10.30.15 and showed a cantilever out over the existing Warwick Apartment building.
1) Should we assume the current project ditches the cantilever and does away with the Warwick in its entirety?
2) Is SLC claiming that the hardship of renovation for the Warwick and funeral home is so great that if demolition is not permitted, the project cannot move forward?
3) Are the new renders tweaks to the prior sketches or is the new design radically different than what we have here?
4) What do you mean by neighborhood stakeholders? Were there public meetings on the design and planned demolition?

Good questions boxbot.

My vote is to preserve the 3 buildings to keep the ambiance and scale of Samson St. I do not like the motor court in place of these buildings. Maybe with the new updated renderings, we will see something different.

Give SLC the right to build even higher than 600 feet as compensation for having to preserve the 3 buildings.

The recent philly housing report had the interesting tidbit that million dollar homes/condos are selling like hot cakes (which apparently sell really really fast?). If this is the case, then there is enough of a market out there to buy as many million dollar units as they build...especially in a nice building in the fanciest square in town. I would agree with this deal...save the buildings to preserve the scale of sansom (even if they just save mostly facades)... bring some retail to sansom and give them as much height as they fuckn' want to recoup the costs with multi-million dollar units.

Thanks a lot Dustin for that information! As you can see, everyone here on the forum really appreciates information from the source.

But as you might also be able to tell, at least half of everyone who's been posting (I would venture about 60%) feels pretty strongly about preserving the structures on Sansom Street, at least the façades. Which is significant since the opinions aired here tend to be on the opposite side of the spectrum of NIMBYism and anti-development instincts. It seems like it could be a win-win here in terms of both development and preservation, especially given the market, location, and scale of the site. Thanks for listening and for reconciling these two priorities to the extent possible.

Thirded! I think the initial plans presented thus far are quite remarkable, and certainly are bold enough for such a prominent parcel (I think the couple of folks calling the design "underwhelming" are coming off as flippant--this would be a welcome addition in any world-class city). I am even more excited for the updated renderings to come.

In addition, I don't think Philadelphians should underestimate the opportunity to do something truly visionary here, especially by setting a precedent for future development. The city can have its cake and eat it, too. Historic preservation and bold, modern architecture can absolutely co-exist, and, as has been noted numerous times, is something that many forward-thinking cities have accomplished quite successfully.

Thank you for posting!

We're glad to have you guys (SLC) here in Philly developing top quality buildings. 3601 Market is impressive and this will be a truly great addition to Rittenhouse. I do not think you could have acquired a better parcel of land in a better location than here. This tower will be very successful - as another poster said there is a ton of new and old money dying for shiny new apartment/condo tower on the square.

Although there have been changes, is the height staying the same? Philly needs another 600 footer.
