1411 S. Michigan.....Plans Brewing??

Just saw this on Sloopin (sorry if mentioned here already).....soil samples seen being taken here (in front of existing low-rise on site)......1411 S Michigan......anybody know if/what plans in the works are??

^ You're slipping, man....what took you so long to dig this one up after my inquiry!!

Looks pretty decent to me. Like the couple floors of office space worked-in. Any idea how much retail (I'd like to assume there's definitely some!!)? Any clue on architect and/or developer??



Also, these must be very high floor-to-floor heights for the residential floors to reach a total height of 264' for that many stories (realize there's some high floor-to-floor stuff going on at the bottom, but still......)

Community Meeting regarding 237 E. Ontario Street

What: This is the old MCA Building site at St. Clair & Ontario (SE corner)

Where: Sheraton Hotel

Time: 6PM

When: Tuesday, December 8th, 2015

I'd heard a rumor about this site 2 years ago that the developer (I don't know if the site has changed hands since) wanted to do something 'big'. Perhaps too big for the alderman. I've never seen anything, but will in a few weeks.

After reading the details in the article, I just don't see this ever happening. You've got a guy with no experience downtown, trying to build big in an extremely unproven and frankly unappealing area, not to mention the known resistance that city planners have shown toward previous attempts at residential here.

It's certainly not impossible - much of River North, West Loop, South Loop, etc was equally wasteland-ish, until it wasn't. I just don't see this developer being the first to crack the nut. Reminds me of Lexington Park to some extent, which actually did get built... but only in the reckless frenzied peak of the last bubble. And it took the developer down with it.

You would normally expect an area like this to start small, but there's really nothing that brings people to this area right now. No restaurants, no office space, no bars, no residential. The shopping on Roosevelt is a world apart, and everyone drives there.

I think it could work, but IMO they'd either have to start smaller or build more at one time. The actual location is completely fine. It's right near a Blue Line stop, near the river, near two interstates, and not far from both UIC/University Village and South Loop. Logistically it's completely fine. What 🞵🞵🞵🞵🞵 about the area is that yes, it's not really appealing. The corner this guy wants to build on has stuff like a bad looking mechanic shop near it. Another corner is a big empty thing of land - not sure which corner they want to build on so I mentioned both of those. There's more industrial stuff right around there and even a power grid site, unfortunately. To the south, yes there's that sizable development (The Maxwell) with stuff like World Market, Whole Foods, LA FItness, etc.

IMO what the developer would need to do is basically buy some properties in that area and develop it with retail/commercial business. Unfortunately right south of there on both sides of Jefferson is a power grid site. If I were the developer, I'd actually build something on the SE corner of Taylor & Clinton on that big parking lot There's some actual retail/commercial there already from the development I already mentioned - Buffalo Wild Wings, Marshall's, TJ Maxx, World Market, Whole Foods, LA Fitness, etc. That would be way more attractive.

The city has rebuffed attempts to do residential in this area and has so far been unwilling to change any of the area's DS zoning to allow it. Unless the developer is somehow connected and this through process has changed inside the government this will probably go nowhere.

I'm not really super concerned about this since it just means the west and south loop will continue to densify instead of spilling into this sub area. It will probably turn over one day but not this cycle.

looking at the proposed (active) list, things are about to get much more interesting and a lot taller around here. should be a fun 2016

Gotcha. What about near The Maxwell though? There is a giant parking lot right nearby that I believe is used for public parking (maybe it's private - I don't remember). In any case, could there be different pressure nowadays from the city due to the looming financial crisis and their all of a sudden want to have new tax money? If someone built a 20 story residential building with retail/commercial right near there, it would definitely produce a lot more tax money for the city per year than a parking lot. You would think they'd be maybe a little more open to it. I understand not messing things up, but this area, even though it's industrial, is making zero movement lately on any type of front.

You're correct - height looks like it's actually 164'. No retail; the first floor is just the residential and office lobbies. Architect is BKV Group.

I did come across this a long time ago but wasn't sure if it was even a current proposal. Residential plopped on top of a huge parking podium.

That base facade is actually kind of interesting but it's kind of ugly too. I hope it doesn't happen. Top portion is not bad - no reason right now, especially with TOD that they should have a parking garage just as big as the actual human usable space. Urgh
