SF Planning - Streetscape

Anyone else inspired by the street improvements shown in this rendering? I'm not sure if getting those done is actually part of this particular proposal, but they are in the Rincon Hill plan (warning: large pdf). First and Harrison will look so much better with landscaped medians as shown here.[/QUOTE]

peanut gallery - More street trees & plants are always welcome. I do question why Guy Place and Lansing Street should be changed. I find both of them to be charming streets as they are, something of an artifact from the past.

As an outsider, it is fascinating to see San Franciscans crossing their fingers and hoping the economy cools down. Maybe the Bay Area can start a program to subsidize relocations to Seattle.

^ no way, keep the good times rolling. but don't build a boutique city so that tenderloin studios command $3000+/month, when we have loads of room to grow.

I agree, Jerry, but the changes to those streets mentioned in the plan should only enhance how nice they are. It sounds like they would make them entirely shared streets, blurring the line between sidewalk and street, plus adding trees. I wouldn't be surprised if enhancements to those two are pretty far down the list of priorities anyway, so it probably will be moot for quite some time.

Good news about the Harding Theater. Plans to renovate it and build new condos are moving forward, and there are now renderings available. From Hoodline:

Big changes are coming to Hayes and Divisadero, with the planned renovation of the Harding Theater and the construction of a five-story residential building around the corner. Renderings for both buildings have now been released, and a conditional use hearing on the plans is being held next week.

Plans have been in the work for months now to convert the vacant Harding Theater into a bar/arcade called Emporium, which has two locations in Chicago. Brothers/owners Danny and Doug Marks are preparing to sign the lease and help fund a massive renovation of the crumbling venue.

Designs for the space are still being worked out, though Mark Topetcher, a Divisadero-based architect who has been heading up the project, told us that the building will be preserved and restored. "All significant character-defining spaces and details will remain," he said. Proposed changes include upgrading the restrooms and rebuilding the mechanical, electrical, and plumbing systems. The damaged plasterwork inside will be restored, and the marquee canopy at the front of the building will be rebuilt.

In addition, two Divisadero-facing storefronts on either side of the theater entrance will be renovated, making room for two more merchants to move into the neighborhood. Previously, Topetcher had said that those spaces might debut before the Harding does.

Wow, The Strand, The New Mission and now this!

A couple of years ago I never dreamed any of those theatres would be anything but crumbling, graffitied hulks in my lifetime, very cool.

Anxiously Awaiting the Big Ones!

Salesforce Tower will be front and center--I recently realized that I should also be able to see Park Tower. 181 Fremont will have a commanding presence too; it's crane has been visible from here for some time.

Wow, nice shots, viewguy. Thanks for posting them. According to that quote from Hines, you shouldn't be able to see Millennium by this time next year. And you might start seeing the steel at 181 Fremont in another couple of weeks.

SFMOMA. This is looking great, and we are exactly six months from opening.




350 Mission. Giant awesome screen.




Block 6. This one is coming online really fast. The base materials look high quality up close.



I hope Block 8, Block 9, and 41 Tehama start soon. They will finish around the same time as the transbay terminal.

Just wondering what you mean by turned into Boston? Housing is more expensive in SF and I don't think that it is harder to build in Boston than SF and vise versa.

I'm sure most of the locals are familiar with the Affordable Housing Bonus Program -- basically a plan to create more affordable housing by increasing height and density in certain areas of the city.

The city has created this very cool map that shows exactly which parcels would be eligible for the bonus. You can see exactly where additional height and density are being encouraged. Just thought you guys would find it interesting.

It's just the areas that are currently zoned Neighborhood Commercial, Residential Multiunit, etc. Some of the NIMBY types have gotten the idea that suddenly all these areas are going to be rebuilt, which is far from true. They were even thinking it would bring Miami-like high rises to Ocean Beach.
