This is great, other than it being about as unimaginative as possible, but I wouldn't expect anything more in this state. I hope the rendering is like an empty canvass onto which a great deal more will fill in, rather than just another strip of lawn between strips of concrete flanked by regimented rows of precisely spaced identical trees. But that's the sort of design that "officials" seem to be genetically programmed to prefer.
I agree with all the positive comments about building height. It could look fabulous with buildings of height about as shown. I hope street level retail won't devolve into the usual mix of touristy shops selling t-shirts, hats, coffee mugs, ice cream, espresso, and snow globes. Hopefully there's enough meatier culture to offer that can fill in that space so that it's an edifying experience to visit the area and not just a Texas-themed cheesy shopping mall.
2 or 3 outdoor acoustic music performance spaces would be a nice addition. Not necessarily as actual venues but as officially designated spots for vetted musical acts to tastefully and unobtrusively entertain visitors.
Here's something that won't happen: a free speech area, like Hyde Park speakers' corner in London. That would be pretty cool. Passionate voices ranging from Alex Jones to Black Lives Matter could scream at passersby and entertain children by throwing pies at one another.
I propose dedicating the center of the entire space to a large, flamboyant statue of Leslie Cochran in a bra, mini skirt, high heels, heavy makeup, and full beard.
