Much better than the new social housing (building) up the street.

Theres pretty good density and the right demographic to make this stretch of Broadway as vibrant and walkable as Main street. I am surprised its still pretty dead. Slowly getting better.

That's absolutley hideous looking. Stucco and that paneling that looks like it's from a portable.

I hope this isn't the trend for these 3 storey walk ups. I would much rather see them get torn down and replaced with something larger.

Looks like the same materials you seen on most "modern houses" these days tbh...

The changing face of Dunbar. Quite a large excavation for the Ivy, but then I suppose in this neighbourhood they expect the owners to have cars.

Judging from the vacant storefronts in the foreground block, it will be one of the next to go:

Nice to see a new mid-rise go up in Dunbar. I always thought that these established retail nodes throughout the city would gradually rejuvenate and add population/body heat through infill mid-rise development and I'm happy to see that this is occurring. Dunbar was ahead of the curve in some respects, with mid-rise infill occurring sporadically throughout the 90s. Hopefully these keep coming and the quality remains high.

Another office/light industrial proposal for the Mount Pleasant light industrial zone:

This is what is there now:

However, the UDP recently voted this one down:

I guess we don't know why it was voted down yet?

Hoarding is up for the rather grandiosely named Chateau Laurier at Oak and 23rd. Just 11 luxury units starting at 2,000 sq.ft while the neighbouring older buildings have far more. So much for building our way to affordability!

Much more affordable that a multi-million dollar mansion. We need a place for the 2-5% to live.

That's what happens when our city is obsessed with imposing 4 storey caps everywhere. In Kerrisdale, it's not just that new buildings are the same density as those from half a century ago, Cressey's Stirling development is actually taking-down two 4 storey buildings so they can be replaced with a... 4 storey building.

Even with just four storeys you could get far more units onto this site. Wasn't the city supposed to be encouraging 3 bed units to give families a housing option? With the way these are being marketed its clear this building will just go to offshore money or to west side empty nesters who sold their house, not families.

Why not? All the other multi-family buildings along that stretch of Oak over the last 50 years are.

Brock at Main and E.32nd has turned out quite nicely (despite the leeching of the brick veneer). Airey Group has done some really elegant small projects lately.

Here's something interesting I noticed when I was in Nelson Park today in the West End. This little old house is on Pendrell (facing the park) amongst the restored Mole Hill houses.

Thanks for the update. Agreed, Airey are probably the leading infill residential developer in Vancouver today.
