They must have weighed the property tax savings of opening a new "temporary park or community garden" with the income from temporary parking (?)

I thought about that too. I recall some talk about closing that "loophole".

They are probably just leasing it out to Diamond or somebody who already did the math. I can tell you from experience the lot to the south (now supportive housing) used to be public parking and was fairly full many nights. There was less population in the area, but a night club across the street at the time. It helps that The 501 building doesn't have visitor parking. I'm not sure if the Mark does or how much.

Two New Towers Bringing Density and Public Art to Yaletown

While the balconies on the west side of the building will consist of yellow glass as seen in the renderings, the partially blank east wall will become a public art wall. Entitled "Milky Way," it will be made out of 80 wall-mounted light fixtures illuminating the whole height of the stair core wall, with the density of low-wattage lights intensifying as they approach the top level.

The development app even implies the tower to be at least 140M.

I wonder what that huge round concrete support is for. I saw the rebar for it getting unloaded. It's massive!
