that's not a problem that can be solved with "sunset clauses".

that's a problem that needs to be solved by not using dc zoning every chance there is.

many of those dc's that are now "fairly stagnant" are fairly stagnant because of the inappropriate dc zoning they were saddled with that should never have been put in place.

if appropriate outright zoning schedules would have been used instead of dc's, in many cases those sites would have been developed by now instead of lying fallow because they need a full rezoning before they can be used for anything.

we weren't burned "by" dc's in the last few decades, we were burned as a result of using dc's in the first place.

That it is, checked it out last night. Was impressed how much they crammed in there, but a little disappointed in the 'grocery' section. It has the staples and that is good, but had hoped for a little more in terms of offerings and options.

Can't believe the north side arches for the bridge still aren't up. They are gonna be cutting it close with that float. Really hoping for some advance notice of when they will be doing that, I really want to go down and watch.

Hendrix is officially taller than all it's neighbouring towers. It is also very visible and a nice vantage point from Groat road bridge. I've seen there's a lot of hate on c2e about this building and how the exterior is turning out, but I'm going to reserve my judgement till the end. There is definitely some differences fro the renders we've seen but it is not bad. I think the fact it is still stubby adds to the ugly appearance; wait till it is nice and tall.

As for the bridge, these guys are soooo lucky the weather is nicest it has ever been for as long as I could remember. Every day I drive by I'm amazed how little progress I see. From this cam though I see there are some new floats in the middle that haven't been there for long.

Some of the pics on C2E made the Hendrix look like shite.
I walked by yesterday and thought it looks a lot better in person. I think it will make a pretty positive impact overall, just not as positive as the renders (beware the render).

I agree. While I think the exterior colour is too monotone, in person it doesn't look that bad. I need to see more...TBD.
