Thanks P-D.
I found out that the transfer floor (28) is a rather involved project. Bottom portion is steel construction but the upper will be concrete. Trusses to be put in place before more concrete is added.

James Pearlstein, owner of Pearl Properties, confirmed in an email to Property that the real estate giant has purchased The Latham Hotel and plans to convert it into 144 rental apartments. "We don't have plans for the retail space at this time," wrote Pearlstein.

Random pic of the rainbow over Center City this morning. That's the Mormom tower crane behind the trees.

Wolf wants to build Port of Philadelphia, create 3,700 jobs

Quote:
Gov. Tom Wolf announced Wednesday a strategy to add 3,700 jobs at the Port of Philadelphia that includes creating an advisory committee, calling for proposals for job development, and having PennDOT conduct a study to determine best uses and the economic feasibility of the port.

"Our port has a strategic location on the East Coast, but its infrastructure is rapidly aging," Wolf said in a statement. "I am committed to ensuring the commonwealth is a strong partner with the Philadelphia Regional Port Authority so that this vital resource remains competitive on a global scale."

Wolf detailed his plans from the South Philadelphia site, where he named seven new board members to the Philadelphia Regional Port Authority and said he is launching a national search for a new executive director and also apologized for hardships caused by the budget impasse.

The state's leader has already asked for proposals to create jobs, and the due date for submissions is expected to be sometime in June 2016. The Philadelphia Regional Port Authority, which owns the 196-acre riverfront site, aims to have a project underway by 2017, according to a news release.

Thanks for all of the updates on the projects all over the city!
(You must wear roller skates? or a low flying plane?)
Thanks, I think we all appreciate your input here.
Don't know what I'd do without all of the photos and info on projects.
Thanks again!

That's great!
I always enjoy photos of Rainbows (it's so symbolic these days)
Double Rainbows are very cool too. I always miss the opportunity to snap photos of them, because I'm too busy Rainbow gazing!

Just out of curiosity, does Brandywine have a solid track record of good urban design work? Off the top of my head, all of their major projects in the city have been accompanied by MASSIVE parking structures. I mean, despite being built directly above one of the largest transit hubs in the country, Brandywine has built 2 ginormous garages next to their main structures. Hell, across the street from Cira 1 is a weird surface parking lot.

1919 Market, albeit not fully their own, has an odd looking, dinky tower accompanied by a massive, multi-story parking pedestal that runs the length of 20th street - again despite being above mass transit lines and within a few blocks of both Suburban and 30th St stations.

Now we get the news, that they buy an ugly, hulking parking garage in the about-to-blow-up-big Market East neighborhood and instead of contributing to the neighborhood's growth with new construction, they're going to try and capitalize on it with the garage and perhaps even expand its capacity?

I know we give them a pass b/c they've built some really cool, stand-out buildings (which is probably fair considering the investment cost), but really, what is their track record of solid urban design?

I think that fact alone makes this a huge upgrade.

The 4 sites I can think of are:

1. Bart's Triangle
2. Bart's Parking Lot across from the triangle north of Bell Flooring
3. Bart's Parking Lot south of Tedenza
3. This (UniPro)
4. The electrical distributor and lot (at least the lot is kept fastidiously clean) on 2nd between Brown and Poplar.
5. The SW Corner of Laurel and 2nd

Ironically, although 1, 2, & 3 should be the easiest sites to develop, I have a feeling that the next one to drop will be 4.

There's always been something fishy about 5. Either the owners paid nothing for it and aren't pressed to sell or it's tied up with some tax issue. Either way, I think it will be the last lot on this list to have development on it. The state of it (completely unkempt) when the others are at least minded to/tidied up also speaks to this.

After Kushner finished building the garage behind the Piazza (how far alone is that anyway...I haven't seen progress pics lately, not that it's exciting), I think a few of the other lots will be shaken loose and freed up for development.

After UniPro, I'd love to see the Tendenza lot fall. I hate seeing all that surface parking in the geographic center of the neighborhood.

i dont expect the tendenza lot going anywhere. Thats a amenity for the apartments there that they couldnt loose. The laurel one has active use and apartments on the second floor. They probably have low taxes and fully own it with no intention of spending the millions to build something to pull in more revenue. I'm sure they are happy and content with their situations.

Bart's triangle is probably the most important for spreading north. There is a lot of stuff happening in south kensington, but this giant vacant lot contributes greatly to the "border feeling". I want the towers to go up behind acme, but at least that lot is sorta hidden for the 2nd and girard corridor. We'll see.

I don't disagree but I was on the zoning committee in NoLibs for many years and from what I remember, the site was programmed/phased in a way so that the garage (being built now) when built would be explicitly built to free up land to develop what were the surface lots initially (including Tedenza). So I see what you're saying, but really there is no reason for them to build that garage unless they intend for it to free up capacity elsewhere.

Why would they invest the capital otherwise?

Philadelphia becomes first World Heritage City in U.S.

Quote:
It's official: Philadelphia is the United States' first World Heritage City.

The XIII World Congress of the Organization of World Heritage Cities, or OWHC, on Friday voted to include Philadelphia in the elite list of about 270 cities on the United Nations Educational, Scientific and Cultural Organization's World Heritage Cities program.

The vote makes it a first for the country.

The vote took place in Arequipa, Peru, where city officials — including Alan Greenberger, deputy mayor for economic development and commerce director, and John F. Smith III, chair of the Global Philadelphia Association — attended the 13th World Congress of the OWHC, which runs from Tuesday through Friday.

"Today marks the start of a new and exciting chapter in the history of Philadelphia, which is proud to become the first World Heritage City in the United States,” Mayor Michael Nutter said. “As a World Heritage City, Philadelphia is being officially recognized on the global stage for its wealth of contributions to the world as the epicenter of American democracy and for its enduring commitment to preserving the unique historical and cultural assets in our diverse community."

The next step is focus on the future and how we can "optimize this World Heritage City recognition to attract more people to visit, invest, work, study and live in Philadelphia," Nutter said.

Global Philadelphia officials said earlier having World Heritage designation was akin to a "Sister Cities program on steroids" that could give a major economic boost for Philadelphia.

Just a thought

Philadelphia and New York City are the 2 cities in the US that where, and never drop out of the top five of the largest cities in the United State since the beginning of this country...Amazing if you ask me, Philly had it ups and downs, but it still remained in the top 5 through the years...

They're the only two US cities that have ever been the largest US city. We take our hits but we keep on truckin'.

Not to shamelessly self-promote but my love of this city is why I capture it in photos. If you've got a minute or five check out the Philly photo threads in the My City Photos subforum if you haven't already.
