I'm so confident that the Chinese billionaires who buy these homes and then have the money to tear them down and build one 3X the size with their ill gotten gains with cash are very concerned about paying a fine for tearing downs some trees.

This is purely anecdotal but has anyone noticed Chinese people have terrible Halloween "etiquette". They walk up to your door and hold their bag of candy out with a dumbfounded look on their face. Didn't anyone tell them to say trick or treat?? I just stood there at the door and wouldn't give them any candy until they finally realized what the magic words are

The ongoing concern here in fora such as this has less to do with "jealousy" and more to do with concern/empathy for equitable housing opportunities for all. Your thinking only goes to highlight (if not prove) the callous/indifferent attitude (and ignorance) of the Chinese (whether as legal immigrants or offshore investors/students etc. hoping to be immigrants) to the economic conditions/realities/plight of average Canadians/North Americans who have been here before their arrival!

You may be right that there is a degree of "racism" at work here.....but then that begs the question as to whether China and the Chinese are any different/better in their attitude to foreigners and foreign cultures (than say white Canadians in respect to the Chinese culture)! There is a reason (beyond just over population) why the Chinese don't encourage mass immigration from the rest of the world.......the fact that the mass influx of foreigners will change China's culture and thus make it less traditionally Chinese all to their chagrin!

I agree with up zoning, but the problem is that further rewards the people who were able to shell out $3M for a SFH that they can now sell for $5M based on development potential.

I'd like to see more progressive property taxation, and adding means-testing to any grants like homeowner and senior citizen grants.

I don't see a problem with a $3M SFH paying 10x the tax of a $500k condo.

Or just have the whole system means tested using the annual notice of assessment similar to how the medical services plan sets its premium assistance thresholds.

Increasing property taxes without making things means tested will probably annoy people that bought long ago at reasonable prices

Well, asset tax seems to be verboten, but people in $3M homes shouldn't be getting a free ride just because they bought it 50 years ago for $100k. "Forcing" people out with high taxes to another owner who can afford them will help our market problem. Low income squatters only make it worse.
