My gut is telling me 4 floors: retail on the main floor, and 3 floors of office above (with underground parking). It will be well done I'm sure, with great presence on the corner.

I just hope they're past their phase of using architectural fins.

Word is the Farnham Block site will be a 2 storey building with retail/restaurants.

yeah i agree, but 22nd st from idylwyld to spadina seems like an excellent st for highrises, in my mind at least.

had an idea pop into my head late last night, just need thoughts from you guys that know so much about development.

eastbound lanes after railroad overpass on college, expand to 3 lanes eastbound until proposed perimiter, and then westbound expand to 3 lanes until railroad over pass........for some reason, in my mind this would work...especially with holmwood suburban housing 80,000+ in the future....

another one of my insane thoughts. i dont have friends interested in this type of stuff...what do u guys think .

I doubt College is widened. College will likely turn into an arterial in the future rather than the freeway it's treated as now.

College from Clarence until Circle Drive is going to change dramatically in the next 15 years. Widening east of that just creates a bottleneck, unless we're expecting Circle to take a large portion of the traffic.

One of the buildings being built across from the Value Village in Stonebridge is going to house a Shoeless Joe's Sports Bar. Never been to one so I couldn't tell you if they are any good.

Does Co-op still have any offices downtown or have they all been moved? In a perfect world they could probably fill a hefty amount of square footage in the downtown. Also, I always thought that Co-op would have been the grocer to take the plunge and put a decent store downtown. Combine it with an office tower and now were talking!

Federated Co-op has their headquarters split between their building at 22nd and 4th, and the former Affinity Building up 4th Ave, which they recently purchased.

Yeah the Coop office building on Wellman cres is just a large regional office. They probably didn't move into one of the proposed developments because they wanted to actually own the buildings they are in and building a large office building down town would have been too expensive. I am assuming anyways.

downtown needs a grocery store. i know since i work for extra foods, there used to be one years ago, and caused chaos when it closed....problem was...cant keep it open if everyones only buying milk and bread. i think other companies know that and are still scratching their heads on whether coop wants one...sobeys...or even my company for a independent or a no frills...do we go back to cheap retail...id say no. retail has changed alot in last few years and people dont buy 50 cent 1 dollar items anymore. thats the baby boomer era...which is slowly going...my extra foods which was a huge discount banner is now changed into more of a conventional type...its all about variety now. ( i could be 100% wrong...but when i think on a business level of putting a downtown grocery store...that's what makes me second guess myself )

sobeys or a smaller scaled independent type banner will build at some point. those types of markets will cater to the future downtown whenever something pops up.


maybe something with the city has something to do with this too.....since 3rd ave EF closed...

Yes and No.

Co-op is a "weird" organisation in that it is inverted from how most corporations are setup.

Saskatoon Co-op is a standalone independent company that is member owned. That said, it is still a major employer in the city given the number of stores and gas stations it owns. There corporate offices are in that suburb location.

All the local co-ops get together and own shares in Federated Co-op. Federated is downtown. They are the wholesale supplier to all the local co-ops in BC, Alberta, Saskatchewan and in parts of Manitoba. They also own the oil refinery in Regina and a the Grocery People who distribute to a lot of the mom and pop shops in small towns in the west. I would toss it in with Cameco and Potash as the major business based in Saskatoon.

Every regional co-op can do its own thing. Calgary is substantial. Here in Victoria "Peninsula Co-op" basically has one grocery store and a fair number of gas stations.

Federated Co-op is a company worth approximately $8 billion, Cameco falls slightly below this at $7.3 billion and Potash Corp at $17 billion. The value of Federated does not include Saskatoon Co-op, so it is a significantly larger company than most realize. Its amazing how when a company isn't publicly traded, how a giant can hide.

In terms of organizational structure I think Casper nailed it.

agreed!

any company thats not publicly traded is huge. im a part of amway....one of the biggest companies in the world. will be the biggest going forward in a few years. but no one knows.....its amazing how it works like that.

Spec building may pay off, says PwC forecast

A new report predicts Saskatoon will become one of the country’s hottest real estate markets next year.
Both foreign and domestic investors are expected to invest in the city, according to PricewaterhouseCoopers Canada (PwC) and the Urban Land Institute, which released the report on real estate trends.
Just how much of an impact the softening of the oil market will have in Saskatoon remains to be seen, said Chris Potter, a Toronto-based partner at PwC Canada.
“Saskatoon is an interesting play. Everybody realizes it is resource-rich. The oil industry doesn’t end at the Alberta-Saskatchewan border. Agriculture and timber are doing well, too, demand which will help push manufacturing,” Potter said.
Saskatoon moved up from No. 8 last year to No. 4 this year, trailing only Vancouver, Toronto and Montreal.
Calgary and Edmonton were the top-ranked cities a year ago but they fell to No. 9 and No. 7 respectfully in this year’s report.
“As the shine has come off other cities, [investors] are looking for alternatives,” Potter said. “There have been discussions of head offices moving to Saskatoon.”
Saskatoon has also seen some building on spec for industrial and logistics in the last couple of years, he said. Home building has been doing well, too.
The report was generated by interviews and surveys with more than 1,400 real estate experts, including developers, brokers, property managers and investors.

I'm late to this, but REALLY!? Given the number of properties (over 2000) sitting unsold on the MLS this seems appallingly unlikely to me. Especially given there's new developments that aren't listed on the MLS, as well as stuff in the pipeline. With such an oversupply it seems much more likely that demand and sales will decline, or at very least go flat.

Perusing City committee agendas today, I came across a report recommending the sale of the remaining three development parcels in Pleasant Hill Village (around the new St. Mary's School) to... drum roll, please... Le Fevre & Company.

The report, found in this committee agenda, notes that Le Fevre was the sole respondent to an RFP for development of the lands. It indicates that two and three storey townhouses are proposed, with construction to begin first on the parcel located on the northeast corner of Ave P and 19th Street.

This is great news to learn that Le Fevre continues to have an interest in developing in Saskatoon, let alone in Pleasant Hill. This is a major coup for the completion and success of the Pleasant Hill Village project.

I guess that magazine wasted a whole lot of time and money on that one talking to those so called experts. They could of just phoned you. Just kidding i guess time will tell lol

And it's not even the article source making the prediction, it's two respected entities - PriceWaterhouseCoopers and the Urban Land Institute in their national report on real estate trends.

..just looking at sight map of Meadows Market.. is Zimmerman Rd not suppose to be part of the Perimeter Rd system that is suppose to be the Saskatoon highway bypass thats suppose to be avoiding the mess that is Circle Dr North? and why are there at grade traffic light intersections on Zimmerman Rd that semi trucks will have to slam on their breaks at?

im not surprised its like that, but i did read somewhere Zimmerman, was supposed to be an arterial 80km/h. there were diagrams with interchanges, but who knows how long that will be. given college mccormond and #16/boychuk arent beginning until 2017 right?

ive seen traffic stopped on the rail overpass heading college east, maybe yesterday they shouldve started. i dont see why things like that take so long to develop. im surprised there hasnt been a 20 car pileup yet on either college or #16 lights

The entire route for SE corner of the Perimeter Road is being re-examined, to see if it should be pushed further east and south. Similarly, highways noted at a recent presentation that the perimeter road is likely still over 10 years out before commencing.

I agree this is good news for Pleasant Hill and great, as you say, that Le Fevre continues to show faith in Saskatoon (he must be pleased with The Banks response). BUT...disappointing and quite telling that he was the ONLY one to respond to the RFP. It just feels like Saskatoon is in a bit of a slump right now...

I'm not sure it says much, really. Pleasant Hill is a risky area to develop in - conventional developers would never touch the place. LeFevre has the demonstrated experience and know-how to develop in a high risk area. I'm not surprised he was the only respondent; I'm just relieved there weren't zero. Developers aren't exactly clamoring over each other to develop in Pleasant Hill.

Besides, LeFevre was the only hand that went up to take on the parcel of land the Banks is now being built on. In previous years, Lake Placid/Victory Majors were the only ones volunteering to take on Parcel Y. This isn't a new thing.
