I don't think we will see this tower even in 5 years, ensuring that the plot of land will be available as a dumping ground for washer and dryers for years to come.

That's quiote a bit different than the previous renders.

The absence of balconies on the foreground tower suggests it is all office space.

Otherwise, as at Brentwood, etc. I would expect just the podium to be office space with condos above.

Maybe Century group is just hugely ambitious? Seems odd to be putting up two high profile projects at once, not that I'm complaining.

Love the renders, particularly the way that the balcony-less tower angles outwards. Looks like a nice development.

I just noticed the upper right hand corner of the sign

- "LEASE"! (as in office space).

That's a good sign I hope.

Should be residential; the current plans dont seem to include a commercial/office tower, just units in the base.

It looks commercial, but the ceiling heights on the upper floors do look like 9-10 feet, while the first five-six floors look 13 feet.

Or is that the wrong photo for what's actually being built on site?

This is good news, and most timely too, as it appears Century Group wants to get this off the ground within the next 5 years. The renders are quite different than the renders presented at www.hollandpointe.ca, and are an improvement in design.

It looks like the tower in the back has balconys in my mind. So it looks like the front tower is office. It would mix will with the new office towers planned for across the street to give a little business district area on king george

also i found another image of the main tower just now trying to see if i could find new renderings

Could the "office tower" be west of this one?

Great find Whalleyboy, we can always count on you to get the latest renderings!

I'd love to see this project move forward, hopefully at the same time as the King George station across the street. It'll make a nice gateway into City Centre from the South - high rises on both sides of the street...

It'll be good to get the overgrown foliage out of there, the park will look much nicer with it filled in. So, the road that's being extended is the one down the middle of the property from the cul-de-sac, right? That'll make it much easier to get around from the station.

By the way, whats the deal with the houses jutting into the park? Are they city-owned, are they just owned by people who refuse to sell for whatever reason?

Several are houses, the others are empty lots that had houses. For the empty lots not sure the ownership level but they don't seem to be filled in so maybe someone is buying up the lots. There are a few that are for sale along that stretch.

On the other side are fairly new higher end houses so those won't be going anywhere soon. The tower in that rendering is a bit confusing though. If you look at the render beside and do an eye ball on height, it would seem to be a 31 storey commercial tower with no residences. I find that hard to believe though so they are either making it taller than it will be in the render or it is just a conceptual render.

I speculate that the project is on hold for another few years. There are so many other projects in downtown surrey under construction that it's likely they are waiting on Hollande Pointe for future revenue. If you think about it, there is a lot happening in Surrey: 3 civic plaza(century group), university district(Bosa), and Park Ave(Concord) are all currently under construction. That's all I can think of, off the top of my head.

Century Group's 3 Civic Plaza is the focus at the moment, and they like have no plans to develop Holland Point until 3 Civic Plaza is sold out.

It appears they posted a new rendering of the interiors, showing some sign that Holland will be their next project:
