I bet a majority of the hotel is going to be condo's life the 4 seasons. Also I can't help but laugh at the size of the project after all the talk. At least the buildings are all glass and look like they can have great night lighting although boring.

Once Target backed out what was left was a hotel/office project. That's what appears to be what we're getting. It's pretty much the same project that was proposed (all the talk and such) sans the observation tower. Office component is roughly the same, hotel looks to be the same. All the same.

I doubt it's a condo and hotel project. Who's crazy enough to propose that with the current litigation environment and a hot hotel market?

162

Long time listener - first time typer.

I remember a while back (1 or 2 years ago) There were speculative images posted about the 162 project. I'm curious how similar or dissimilar they were to these? And now that this thing is live, is it okay to rehash the past?

I'm not very educated when it comes to construction logistics, but it seems like the 12 story podium is being built for a future tower to be placed on top of it? Again, I'm not structurally savvy, but that entire corner/podium looks like a blank canvas.

The area directly south of the new train station? I saw a conceptual rendering of a large, dense development for that area not too long ago. And I think the area to the north of the train station (just south of I-70 and west of CPB) is supposed to be mid rise office buildings whenever it's developed.

Wong21fr literally just described the differences above, there really aren't any except I think they swapped the location of the hotel tower and commercial tower, and the lack of an observation tower.

Also as Wong said, that podium area looks more like conference space, and with that big cantilever over the lower podium, it would be difficult to expand vertically.

Yep. There's currently a Residence Inn u/c up there and Forest City has been working to expand the street-grid from CPB to Northfield in order to entice some office development up there. I think I also remember reading somewhere that Forest City was going to do a spec office building at Central Park Station to try and get TOD development going around there.

As others have mentioned, the latest rendering mostly matches previous iterations minus the observation tower. At 600k rsf, it's roughly the size (not height) of 1144 15th St.

Let's not forget that the developer also just purchased the Cottrell's building across 16th. He may have plans for that as well.

Could I sell you on a Fairmont Hotel? Or is Denver not ready for that or is that site not prominent enough?

Fairmont is more of a global brand although there are 20 in the states. Interestingly, the only one in Colorado is in Telluride. Of the 11 under construction only one is in the states. Austin is getting a 1,000+ room convention hotel which will be the 2nd in Texas to go with one in Dallas. Naturally, Scottsdale has the Fairmont Scottsdale Princess with 650 rooms/suites.

I knew about the Residence Inn. Seems like Northfield is ripe for more commercial development. You practically need a reservation to eat anywhere these days (good thing... the place is busy!)

I am disappointed. After all these years of waiting...this is what we get? Look I knew the observation tower was probably some BS, but this is it??? Two boxy buildings!?!?! I mean I hate to be the bitchy commentator but shit I am very disappointed with this project!!!

I have been trying to dig up info on this as well with no success. If parcel has been sold, it has not hit the property records yet.

Not sure how they are going to get 109 units in there without tearing down Dickinson plaza, but why would they call it "Alexan LoHi at Dickinson Plaza" if they were not planning to incorporate the existing bldg?

I walked the site a few days ago and there is quite a bit of space behind the retail strip that is currently an old house/garage and a parking lot. If you look up the parcel on the city's website it is actually quite large.

There is also a project planned for the parking lot/old structure at 2128 W 32ND AVE. I ran into the developer the other day as he was taking soil samples and he said he plans residential with no commercial and probably wont be able to incorporate that old building.

I am all for building as much density as possible into neighborhoods like LoHi but losing two of the old buildings with the most character on that stretch of 32nd would make me sad...

Hopefully someone has some info to share!

Fairmont in Denver

This probably falls in the useless information department, but Denver did have a Fairmont, which opened in 1980 I believe...It's now the Grand Hyatt at 1750 Welton Street.

Agreed. I would be glad to see the empty lot disappear, but this looks like it was designed by an accounting department.

What are the odds the Federal Reserve Bank at 15th and Arapahoe moves/redevelops? That's another large central lot being underutilized

The Federal Reserve Bank of Kansas City Denver Branch opened on January 14, 1918. They moved to their current location when the building was completed in 1968. According to Shawn Snow at DenverUrbanism the Tabor Grand Opera House was sadly sacrificed to create this very fortified building.
