For senior housing, not half bad. Really doesn't interact with much, but I suppose that's normal for senior housing.

That old warehouse not only hosted FADER fort, the Hope Farmers Market was held there for a couple years until it moved to a much more fitting, city owned space, Plaza Saltillo. Meanwhile across the street from this warehouse, furniture reseller TOPS moved out and FAIR MARKET moved in. It's now a great venue for artists and live music among other events.

So while this old venue is set for demolition, two more have sprung up to take its place. I believe this trend will continue on the East Side.

Here are a couple photos I took today of the development. They are moving the tracks, the new rails are on site and ready to go.

Yup. They may not always be in East Austin, but venues like that will continue to sprout up or move with the times like the food trailer parks. One of the best things about Austin IMO is the constant change with new future iconic venues/business continuously popping up. I know a lot of people don't like change. But I generally don't want artificial roadblocks put in place to stop changes/progress from happening. I think Austin is better than ever despite/because of all the changes.

What are your feeling on the iconic East Austin business directly South of Plaza Saltillo? It has been owned by four generations of the same family for over 100 years but will likely be priced out of the neighborhood by development. I'm talking about the scrapyard that takes up two full blocks of prime real estate.

If I'm not mistaken, a 10 story building was planned at that very lot back in 2006 or 2007.

Looks like they haven't updated their website in over 100 years.

But seriously they must know their time is limited at the current location. And neighbors probably won't fight much to keep the iconic scrapyard in the neighborhood.

We were up in Belton today and yesterday, on the drive back I was noticing and thinking that even if the Domain were to get some taller buildings, say 200 to 300 feet tall, they would make little impact on the skyline, especially from I-35 and from the north because of the terrain. For us to have a significant "2nd skyline" - I really think the area around the Triangle is the best place because of its visibility from all around.

A site plan was filed today for a mixed use building at 501 W. 6th St. - the Miller Blueprint site. I don't recall what this project is, but I know this site has been talked about for a long time. Maybe I just had a brain fart and forgot.

That's cool, Belton is a cool town. But yeah anything now tall won't stick out as much at The Domain as it would at The Triangle.

Every developer in town (and out of town) has approached the Shapiros about buying that site. They own the land and the buildings, so there is no landlord to raise the rent or kick them out. They say business is too profitable to sell right now, and it's conveniently located for their customers so they don't want to move it. It is one of (if not the) only large scrap metal location within the city limits. Land prices may fluctuate in the short term, but over time land prices only go up - especially that close to downtown - so they have no problem waiting. The family is independently wealthy and doesn't need the money. However, the generation that runs it is in their late 50s & 60s. If they decide to retire or one of them has a major illness, their kids, when they inherit/take it over, may have a different view.

Good point all around. My comment that "I'm all for saving" the Fader Fort was spur-of-the-moment sentiment that would never translate into my favoring government interference in order to somehow preserve the place as if it were a great historical treasure. I was mostly seizing on the opportunity to opine that Austin is constantly destroying its funkiness and replacing it with developments that can be found anywhere. We're losing our uniqueness, and there's really not much that can be done about that because any attempt to go San Francisco on Austin would just result in Austin becoming another San Francisco: an extremely unaffordable, insufferably suffocating, politically-correct quagmire of privileged control freaks Balkanized into identity groups competing for status as most the victimized, authentic, and progressive of the lot.

[Just having some fun at SF's expense, I know it's not quite that bad.]
