Those are significant chunks of space that have been sitting or will be sitting on the market for years...That does not even include all the small spaces that can be had in the mall and surrounding area.
It seems that pattern is that developers create a new space, custom tailor it to an initial tenant, the initial tenant fails and then that space sits there forever.
In addition to that, the same stores keep opening and cannibalizing each other sales. Shoppers has now 3 locations in Metrotown. The one on Kingsway that is open 24 hours does not even bother staffing the registers full time as they have only a few customers or nobody in most of the time (yet this is a large brand new store).

yeah, there aren't that many big box type retailers needing space really and the american influx seems to be smaller chains now, there is DSW Designer Shoe Warehouse and from what i know or have visited of their USA stores they are inside mall locations and the ones opened so far in canada seem to be inside malls.
Nordstrom Rack would be a good fit if they do open them in Canada, they pushed the plan to open the rack back to 2017, or an Off Saks store would be a good fit there too
whatever wants to go into the old best buy spot will need to be a real draw its not the easiest spot to get to and parking isn't free, maybe a good restaurant space i guess
