Please don't diss it. There's a big need and demand for private student housing, and that stretch of Memorial is going cheap.
I think they would say student housing though in the application information and that's pretty far away from universities...you want your students to be able to walk to class...not have to drive, just about every student housing development has been in downtown or midtown.

It'll probably be a midrise general residential building...the commercial part is interesting though...maybe mixed with office?

EDIT: I googled Jackson Properties and there's like 3 different ones...I doubt it's the one you linked. They seem to simply buy older apartment buildings, then convert to student housing, not actually build new housing themselves.

Definitely well located but a lot of vacant land. Who would have thought this area could be anything ten years ago.

You do realize that a little above a thousand dollars for a one bedroom in Atlanta is NOT high end anymore. And that dollar amount hasn't been high end for Atlanta for at least 5 years.

Does every development have to be high end though? An apartment project is an apartment project. We should revisit this 5 years later when rents in the area are now 1400 for a 1 bedroom because of the Beltline and Atlanta Dairies.

I know someone who was paying $850 for a one bedroom in Amli O4W back when it opened. Now the same unit goes for $1500. Similarly, that stretch of Memorial is on the upswing thanks to the Beltline and development of surrounding neighborhoods. Atlanta can only get better and better as we start to patch together the insular neighborhoods. Connections are key. Beltline, 5th street bridge, cycle tracks, development of areas like Memorial Dr, SoNo, or the Civic Center - all of these help to tie the city together and improve the urban fabric.

Regarding the Cabbagetown deal, here is a blurb that was in the neighborhood newsletter a month ago or so. I probably should have posted it here earlier, sorry.

"700 Memorial (John Gordy): Have made 3 visits to HP over the last few months, will go before UDC in October. Property is 1.1 acres at corner of Tye and Memorial. Will be mixed use development with street level as non-residential (will be office or studio space, no restaurants allowed) with residential above. Is in Sub Area 5. Along Tye street, will have trees and porches to make it feel more residential. GDOT will not approve trees for now along Memorial, have build in a large planter.

Parking will have 112 spaces, required to have 105 spaces. Will include 2 electric charging stations. Trash will be located along Memorial Drive. Will accommodate bike parking with 2 racks on Tye and some in covered parking.

There are two loading zones near trash. Two-story part of building was inspired by Carroll Street buildings. Some residents on Tye street requested a study of shadows, this was done, shouldn’t been a problem after 9a.

Resident inquires about Beltline Overlay - Memorial Drive portion accommodates Beltline requirements in terms of lighting and building set back. Will reuse garage as part of entrance to property. Suggest bringing rear elevation drawings prior to submission to UDC. Matt Wise to check whether single family homes can be built in Sub Area 5 re: concern of residential view into parking garage."

On a separate note, I don't know how anyone could not envision as Memorial Drive as prime real estate. It connects key neighborhoods with downtown and goes all the way to 285. Great and upcoming neighborhoods like Cabbagetown, Reynoldstown, Grant Park, Edgewood, Kirkwood, East Atlanta, East Lake, and so on all lie on this road. It has very good bones. From the Cabbagetown newsletter, I know Paces Properties is trying to get businesses along the road to turn be part of a self taxing improvement district which would go into sprucing it up.

Memorial will be completely different in 2 years. There is the 700 Memorial development, The George (Leonard II), the Paces Properties deal at the former Habitat for Humanity, the Atlanta Dairies which will feature a ton of stuff I'm sure everyone has read and also includes apartments, 841 Memorial, Fuqua's development just across the highway, and the King Memorial TOD. This doesn't even factor in the continued infill and improvement in neighborhoods like Reynoldstown which puts more people on the street and more dollars into retail.

And who knows what else is in the works.

Did anyone go to the Midtown DRC meeting yesterday? I curious to see what some of these projects will look like.

5:00 NEW APPLICATION: 715 Peachtree Street – Carter
Project Type: Exterior renovation of the 715 Peachtree property consisting of a refurbished plaza, a
new street level retail presence, a relocated entrance lobby, as well as aesthetic and
screening modifications to the existing parking deck.

5:30 NEW APPLICATION: 208 Twelfth Street – Elmhurst Capital
Project Type: New construction of a 10-unit apartment building on the north side of 12th Street
between Piedmont and Juniper.

6:00 NEW APPLICATION: 1470 Spring Street (Spring House) – SCAD
Project Type: The Spring House is a multi-phased student housing project for the Atlanta Campus of
the Savannah College of Art and Design. The property is the site of an existing dormitory
building currently used by the College. The project includes the phased demolition of
the existing building and the construction of a new 6-story, 113,000 square foot, 500-
bed dormitory with surface parking, landscaping and site amenities.

6:30 NEW APPLICATION: 238 14th Street – Kim King Associates

I like how we're beginning to get small boutique urban infill projects now. Wish we could see some of that in some of the smaller lots in the Edgewood Avenue area east of downtown. Still, I wonder if those two projects would be better if they were taller just to adds more units to the footprint especially since they're in midtown.

You're right. The design has changed! note the 'squares' on each side in the original rendering And I do think there are a few more windows on each side of the tower.
