i still prefer Brentwood more. Lougheed will not have the same commanding view as many of the units in Brentwood. Brentwood is closer to downtown , North Van, 8 minutes to Deer Lake, 13 minutes to Burnaby Mountain Park, 15 minutes to Barnet Marine Park, easy access to BCIT, Burnaby Hospital, EA. IMO anyway

I have a feeling that Onni may be lobbying for towers instead of the 4-5 floor building?

Doesn't McDonalds own their properties? How often do they redevelop?

McDonalds west broadway is one I remember

Yeah, and I think the fact that all of the master plan diagrams we've seen for the Lougheed redevelopment show the site as being towers, pretty much confirms it. Onni might use Brookmere as a guage for how big they will go, since they will be afforded more density on the Burnaby side.

-------------------------

Here are a couple really crummy updates for Coquitlam. I took these this afternoon:

Cressey's M Three is turning out better than I expected, and the dark colour is a bit of a break from the super-monotonous Coquitlam skyline. It's quickly nearing to completion. In front of it is Bosa's Evergreen, which is even closer to completion. Wasn't this supposed to be the fourth tower in the Westwood Village development? It would make sense as it looks just like the other three. Anyhow, it's turned out nicely, adding a teeny bit of office space in the podium.

And here is Onni's 1123 Westwood, which has topped out. It also includes a bit of office space. Nearby is The Windsor (by Polygon?), which is also under construction, but you can't see it here.

Such a prime location, would be wasteful if not developed into high rise with retail podiums. The North view on high floors would be so beautiful. Also close to Cameron community center. I start saving now for this project.

Townline uploaded a series of photos of their recently-completed (with the Peterson Group) Harmony tower in central Richmond. Architecture by Rafii.

I find a bit strange that it doesn't have commercial space, seeing as the strip of Granville it's on has lots of strip malls. Maybe the city wants to consolidate commercial activity farther north? Even Centro at No. 3 Road and Granville has just enough space for 1 dental office.

Nonetheless, It's nice and clean, and even a small touch like breaking-up the north facade into two halves distinguishes the design from other Richmond towers. I also like how they used decorative metal strips to hide the ugly balcony columns.

All pics from http://www.townline.ca/en/homes/past-successes/harmony

Thanks!
Would have been nice if they also used the metal strips to cover the spandrel.
The pattern would have shown up better, too.

Last week I spoke to a representative from Aragon who confirmed that the crane you can see over in Queensborough is, in fact, for the Port Royal Tower. She said that sales are expected to start in early spring 2016.

So it's finally under construction. You can see rebar poking above the rooftops from the SkyTrain. Interesting that they started construction before marketing began. Sales have been swift for the rest of the community so I suspect they aren't too worried.

Two more 40+ storey towers for the Brentwood area:

Data from:http://www.vancouvermarket.ca/
Quote:
1846-1904 Gilmore Avenue

This 58,234 SF site at the corner of Gilmore and Halifax was originally proposed for rezoning back in 2012, but the application was withdrawn. The current proposal includes:

a 46-storey condo tower
a 3-storey townhouse podium on Halifax
340 units
a total density of 5.0 FAR
408 underground parking spaces
outdoor swimming pool

-----

2338-2440 Madison Avenue

Polygon Homes is proposing a new project entitled ‘Fulton House’ on an 80,967 SF site on Madison Avenue, South of Lougheed. The plan was originally for a 35-storey tower in 2014, but the revised proposal now includes:

a 41-storey condo tower
below and above-ground structured parking
300 units
a total density of 3.6 FAR
349 parking spaces

It's disappointing to see other municipalities emulating Vancouver-style FSR caps instead of focusing on actual form.

Seems that this one might be (re-)launching soon. BOSA/BlueSky Properties has it mentioned as "upcoming" on their website.

No. This one is not re-launching soon. It has been listed as "upcoming" on their website for a few years now. This site is not zoned for high-density under the current Metrotown OCP.

I see. Who is this BlueSky developer anyways? They seem to be somehow connected to BOSA?

No, the plan is to build a "linear park" instead of widening the road.

Bosa family tree: Robert Bosa used to run Bosa Properties; a few years ago he handed the reigns to his son Colin, and his other son Dale set-up BlueSky in partnership with Bsoa Properties.

Meanwhile Nat Bosa runs the famous Bosa Development, and his sons run Appia and Embassy.

Solterra and Aquila are also Bosa companies.

Wow, I didn't know they are such a huge conglomerate. So how many truly independent major developers do we have in the city?

Despite the familial clustering, people do tend to understate the number of major developers we have. The Robert and Nat wings of the Bosa empire operate independently, as do the 3 De Cotiis family companies of Onni, Pinnacle, and Amacon. Then of course we have Polygon, Concert, Westbank, Concord, Reliance, Wesgroup, Wall, Intracorp, Cressey, Townline, Mosaic, Aquilini, Adera, LedMac, etc. And those are just the bigger guys, so a pretty competitive market overall.
