About time, such a prime area of the city...As much as I am happy about this project, and trust me I am, but the building doesn’t fit the area well, nor does it capture the vibe of the area.

Better something , than nothing , but I wonder what happened to the other 10 floors ??

Kinda reminds me of the debacle that has accrued at 1919 Market , which went from 470' down to 367' .

Could it be we are in the era of the " Incredible shrinking high rise " or has the " Wicked Witch of the East "
reared it's ugly city council head ......

Nah, many other towers have started out at one height and been revised upward as well. The economics of each project is different and they could change for a million different reasons. From the street the difference between 14 and 24 floors will be non-existent.

In this neighborhood, 24 floors might face some serious opposition.

I think this looks pretty good. Hopefully it'll sail through approvals.

Guess this is another Erdy McHenry special?

It's a great mural, but the purpose of the mural arts program is to dress up blank walls to prevent graffiti. An even better way to prevent graffiti is have a lively use on this lot with lots of glass and ground floor retail, bringing both residents and day-time pedestrian traffic.

Maybe the mural can be moved to another location? That seems like a better solution than burdening this property owner with the issue.

Well Willard , not to spit in anyone's soup but , there is another high rise
at 13th.& Chancellor that appears to be right about 24 floors , and I don't
know of anyone complaining about the height of that building .

And yes , br323206 I get the project economic problems along with other
shit that happens . Guess wanting dense city structure is not always what you get .

The Mural will be preserved and will be view-able through an entire glass wall facing the mural and a second floor public lounge with a potential bar/restaurant as well. You will be able to enter the public lounge to view the mural through St. James Street.

Jeez, it was a joke. Anyway, The Chancellor Apartments at 13th and Chancellor was built in 1928 - hardly a time when NIMBY's ruled the development process.

Brandywine Realty Trust fetches $16.5 million for New Jersey building

"New Bensalem" River Renaissance Project on Waterfront to Include Town Center, Transit Boulevard

Commuter Routes and Public Transportation: New pedestrian and bike bridge over Station Avenue connecting to new transit boulevard (Rail Blvd.); Rail Blvd. to include shops, restaurants and commuter conveniences facing boulevard and rails; primary use will be bus traffic; access ramps and pedestrian routes

In addition to these residential amenities, River Renaissance will have a Regional Technology and Manufacturing Center with small- to medium-sized enterprises and advanced manufacturing facilities. This component was developed as a way to promote economic growth and increased employment in the area.

I'll be a negative nelly on the architecture for this one. What material is this facade? Also, the random window placement motif is trite at this point.

Will have to wait for more deets, but per this, I'm not jazzed.

Yeah this is another Philly special: bland, shapeless, stubby rectangular box with no thought or imagination. Skin looks to be a PMC special ala 1900 Arch in that "hey we're funky with our random patterned window placement" that feels so dated. I truly believe this architecture is going to age poorly too.

Good infill otherwise - it does look like it greets the street nicely too, which is a huge plus.

There are some parking lots that I’ve been walking by for so long that I just accepted that they may very well be parking lots until the day I die so this is exciting. I’d like to see something of similar scale dropped on the lot at 17th and Pine but I think that would get some significant resistance from the near neighbors. It seems like Rittenhouse will only allow million dollar row homes to be constructed on vacant parcels.

Meant to post this earlier, but I walked by Pearl Properties' shuttered garage at Broad & Locust this morning and they were getting ready to fix one of the new L&I work in progress signs to the facade. I believe it was only for the demo portion, but it had a completion date on it and all that. Heard some banging around inside too, so it looks like demo is indeed commencing on this one.

Let's hope for design and project details sometime soon!
