1326 S Michigan

thanks guys for the pics!

little surprised to see the curb cut on Michigan... any discussion as to why they didn't utilize the alley for access to the parking?

Good news everybody. The 2 high rises right near the California Blue Line stop received their building permits for foundation/caissons yesterday. One is 12 stories and the other is 11 stories. That's 213 residences, 68 parking spaces, and 9000 sq ft or retail.

It's 100% public parking - not reserved for building residents. The curb cut already exists, BTW.

Wow, that's great news, almost even more exciting than the all the cool new projects just revealed for downtown. This is going to totally change the feel of this area. If all these TOD projects get built, this stretch of Milwaukee is going to feel almost like an extension of downtown or Lincoln Park.

The alderman conversed with me after the public meeting as I mentioned this fact on the other SCB project on Cermak and Wabash which does utilize the alley. I said that the developers of the previous project (the 1300 S. Michigan project) Let's see if this detail can be worked out.

The issue with guest parking that came up last night is one that's somewhat specific to Central Station and the Prairie District. Those projects were all built with parking for residents only, and there are no commercial parking facilities anywhere in the area. I think it's a legitimate issue, and for years have tried to persuade developers to design their parking floors so part of them can be used for public (nonaccessory) parking without the condo association freaking out about strangers walking through their building. This becomes even more vital as things like carsharing allow us to reduce the car-storage needs of downtown residential buildings.

that 13th and michigan -- other than being tall and fronting the street with no podium... looks quite terrible, reminds me of the old XO proposal from back in the boom days. not a fan at all

What a remake underway on Cermak. With the green line station, the arena, the hotel, the McHugh project, and now this, it's really expanding the horizons of the South Loop. Hopefully all these residents and hotels will help to get something started at Motor Row too.

I would love to see everything on Cermak between Chinatown and McCormick Place get built up. This project stretches it out to Wabash. Maybe the White Castle is next. Then, the block from Clark to State is a big missing tooth. I understand the Hilliard Towers and the school themselves are likely not going anywhere, but some redevelopment on the grassy corner lots would go a long way. Too bad that Grand Imperial hotel plan from a few years died out.

I'm really excited about this too because this stretch between California and Western really needs it. In 3 years, if all the other stuff happens, this stretch will look way different. It's possible that between Division and something like Kedzie or even north, it could be filled in mostly with a lot of commercial/retail as well as residential. It would be amazing that if you were out for a night in Wicker Park that you could just walk from there to parts of Logan Square near California without going through a complete dead zone like it kind of is now.
