Maybe I just have low standards, but I am actually super happy to be getting a tower that uses actual brick. Not precast, not CIP, not aluminum, not glass curtain wall but honest to god brick.

Also, I have a thing for bay windows. These are an important feature of Chicago architecture that most local architects have rejected in the last 20 years or so, and I can't figure out why. Leave it to good ol' VOA to go old-school.

I understand, but there are good ways to do brick and there's bad ways to do brick. The bad ways are all over Manhattan which is why I mentioned it. They're just boring as shit and inspire absolutely nothing in the mind. I think with another pass at the top design this thing could look a little better.

I like bay windows more on low rise buildings

Are you sure 159 E Grand isn't just for the water tank? If not, what a shame I really like that building.

The rozak tower is 215 lake.

800 N Wells is the worst sort of development. Destroy a handsome little piece of Chicago history for a tower with a crazy amount of parking spaces even though it's 1/2 a block from purple/ brown lines and 4 blocks from the red line. Oh yeah and the design is shit.

I agree with you, but that podium is unacceptable and totally ruins any of its redeeming qualities IMO.

Are you sure it's 159 that you love? I think 159 E Grand is that blank walled section behind the Intercontinental Hotel's tower. 161 E Grand is the brick building at the corner with the Optimus banners.

Edit: Nevermind, Ned B. said in the General thread that 161 E Grand is the actual address being discussed for demolition.

Colliers has the listing for 161 E Grand. There's also a listing for 739 S. Clark as a potential redevelopment site.

Received zoning change notice for Essex Hotel at 800 S Michigan. Asking for a 48 story, 400 unit residential tower on south end of property where swimming pool is. The hotel itself would stay

Dang, for a second I thought this was about the 48 story, 495' tower announced at 1300 Michigan from the previous page. S Michigan Ave must be on fire if it has two new towers proposed in the same week.

This is like a dream come true. Every time I walk by that little parking garage I pray that it would someday get redeveloped into a nice high-rise. With this, the Halmut Jahn tower a couple blocks south, the only real eyesore left will be that parking lot at 830 S. Michigan where that Park Michigan proposal was supposed to go several years ago.

Sort of sounds like the owner is getting a demo permit preemptively as an added aspect of the sale? Not that they actually plan on demolishing it themselves, but to make it more appealing for a developer.
