Belltown site on Second may get housing project

The Wayne Apartments at 2224 Second Ave. will be considered for city landmark status. A 124-unit residential building could be built there.

Wood Partners has filed preliminary paperwork with the city to build about 124 residential units on three parcels adjacent to Mama's Mexican Kitchen in Belltown.

The project would also have street-level retail and below-grade parking, according to Bryan Stevens, a spokesman with the Seattle Department of Planning and Development. A site plan on file with the city says the existing buildings would be demolished.

Nobody mentioning the giant 701 4th proposal yet? No idea how serious it is but they filed some stuff with the City a month ago...2/3 of an acre, 840 apartments in 1.02 msf, 30,000 sf retail, and 160,000 sf office over below-grade parking for 400.

They haven't said whether it's one tower or two. Theoretically the small site could have two towers that would need to be our tallest residentials. But based on some assumptions about setbacks and floorplates, it could be over 1,000' tall.

I can't handle too many proposals of fantastical height. Waiting to see if the 800-ft Rainier Square II actually gets going before hoping for more.

I could definitely handle the whole collection of tall stuff happening...public documents have them at 849', 880', and who knows but maybe 1,000'+.

One would make a great neighborhood phenomenal. The other two, along with the towers going up now and of course Civic Square finally getting built hopefully, would take the south half of the CBD to a totally new level.

Mixed use is great. But what really gets me is the idea of 840 units on 2/3 of an acre. We have several proposals of that size but I think they're all a full acre, or in some cases full blocks. Like Insignia's 707 on two acres. The 701 4th job would contribute to a whole new activity level.

Ok, 840 units isn't that much in a CBD with a workforce in the six figures. It won't make the Financial District sidewalks busy on weekends. But it'll help soften the slow times, and keep a coffee shop and corner store busy outside banking hours where they currently tend to shut down. It'll combine with hotels and the residential elements of other projects as well as some minimal residential presence now.

Hopefully they will get built.

But I'm hoping that some taller midrises and maybe even a highrise or two will be built between the CBD and the Int'l Dist. I'm thinking in the large parking lots around 5th/6th Ave. Please don't let that be in a flight path of the Harborview helicopters?

12-story building for Pioneer Square

SEATTLE — The Pioneer Square Preservation Board will be briefed on plans today for a 12-story mixed-use building at 123 Third Ave. S.

The site is on the northwest corner of Third Avenue South and South Washington Street. A five-story office building built in 1971 would be demolished.

1903 5th Ave Hotel

Latest massing rendering for 1903 5th Ave., the 500', 50 story hotel proposal. I noticed that lot was surrounded by cones today on my bus ride in....

I love this idea.....a great way to gain some much needed green space for the city, with the added bonus of quieting down the area by covering the noise from I5. I read that WSDOT doesn't particularly like it due to it restricting future revisions to the freeway, but really there is no way to expand it at this point anyway. In my mind it's kind of stuck the way it is now, so we'll have to find ways to cope with it. This would be fantastic. I don't know if allowing limited private development on or adjacent to the cap could help finance it (I'm sure it's WAAY more complex than I'm making it). Financing would definitely be an issue. It would really elevate to city to a new level of livability.

The problem with making neighbors pay is that while the end result would be good for them, they'd have to live through years of construction to get there. On the uphill side it would be residents almost exclusively, and how many of us could handle a bill in the thousands? (Even if the 2,000 closest units paid $10,000 each, that would be a tiny part of the financing.) On the downhill side they'd just have a higher wall, with hopefully more access points than I'm seeing without looking closely. It might be worth something to them but not as much. A basic truth with parks is that having to climb to get there reduces use dramatically.

I like the idea. Realistically any change would have to accommodate the dreams of WSDOT's highway division. And it would probably be a much smaller park.

Here's a less ambitious option. We could build a 100' wide park bridge somewhere around Harrison, and a wide skybridge on the north side of Denny. That would provide connection points. The Hutch area needs a skybridge to Cascade, like at Pontius, which could also involve some public space at the ends.

Agree with your ideas Mhays. I can see the extreme cost would barely be touched by private funding. The 'climbing to get to a park' comment does help explain Freeway Park's sparse use and I agree. Some way to bridge the gap between the Hills and downtown/Cascade/Denny Triangle areas better should be explored for sure.
