You are looking at the wrong parcel. From the plan commission document linked above:

I'd expect iron-spotted brick similar to some of the modern buildings we see along division. But we're a long way from knowing any of those details.

YES YES YES! Solid modern design with a slight nod to contextualism, high density, no parking and ground floor retail to to be built to the lot lines on a blemish of an otherwise solid streetwall. I love this proposal so very much.

I wonder if 1300sqft would be enough for me to open a pizza place. A locally owned place there could really clean up, and might help fix the underutilized mess that is dearborn station. I'd like to see that become more of a shopping center like piper's alley or something. It's being wasted on dentists and yoga right now.

Dearborn Station needs a new owner for very much to happen, but the biggest problem is that off-street retail just doesn't work anywhere in the world. It certainly seems like a coffee shop could make good use of that atrium, though, and would work well with folks walking through the building from Dearborn Park.

The new building at 776 S Dearborn is right in-between two good local pizza places (Pat's on Clark and Pizza-Ria on State), and is unlikely to include the black-iron ventilation required for real cooking.

I have a few fantasies about using the interior atrium of Dearborn Station:

1.) Classic Hollywood-style lounge/restaurant on ground floor (many movie stars would stop at the station on their way to LA in early Hollywood), big band-style performances on upper terrace at south end, private dining rooms in the 2nd floor atrium offices
2.) Blow out the office addition on the south end and kill the parking lot separating the station from the park, build a conservatory that extends from the south end of the station as a gateway to the park (which needs to be redone as well)

None of these will happen until I get very rich though

I asked them about that lot and they didn't know anything about its situation. They closed on their lot only a couple of weeks ago. Same guy owned both lots, I believe, so he could either be selling both of them or using the money from the sale of one to develop the other.

Who owns Dearborn Station? There's a lot of things you could do with it and the land around it, including a proper dog park since the neighborhood's de facto dog run will be going away. Its current utilization is appropriate for the previous era of Dearborn Park's enclaved suburbanism and the general lack of identity in the south loop, but as all these new residential projects aimed at rich young people who like to go out start to pump some life into the area it'd be a good venue to anchor the printer's row "scene". Hopefully someone can figure out how to make that happen eventually.

Google maps finally updated Chicago's 3D view, go check it out. Cool to see how far its come since the last flyover, though I wish they would have waited just a few more months to get wolf point, river point, and a completed Maggie Daley showing.

Has anyone else noticed how 4 E Elm is creating a nice northern visual "cap" to the State St canyon? How many floors are left to be poured?

State St has quickly become one of my favorite corridors, visually at least

1A) 6 Towers 300m+

2) 100m + u/c: 16 Towers

3) 100m+ Proposed: 26 Towers

Note #1: 99.99m equal/less than not included for this post.

Note #2:* Based on current data from them (might have a very minor margin of error and if so, could be off by 1 or 2 towers for category #3

100m = 328 ft

Yeah, the rendering shows inset balconies right where the stair will be.

I wonder why they didn't try to use a scissor stair on such a tight lot?

Yeah it's a nice location for a building. Once the Viceroy Hotel is built right south of there, it'll be even better I think. I just walked by a few times not long ago and counted around 20 or 21 stories total. So in my estimation, they're probably about 4-5 stories away from being topped out. There's about 5 or 6 full floors of glass now.

I wouldn't say that's the northern cap though since there are high rises on State north of Division too.
