lots of tax dollars but hopefully good for the regian longer term including Philly proper in ways

if they ever put the LRT on DE ave maybe a ferry with service from Camden and Pen Landing and the Navy yard plus say somewhere else in NJ down by the Walt. Also I wonder if rush hour service up to U City would ever make sense probably not

Patco has a good service and serves center city well. I think money would be better used by expanding patco to 30th street. Not sure if feasible

There are also geographical issues that affect where offices are located in NYC or Boston vs Philly. Building huge office parks in the Philly suburbs was relatively easy. At one time there was plenty of cheap land available within a reasonable distance of CC and major highway exits to build huge office parks with tons of free parking. Philly is surrounded by suburban counties that offered land to build on and the exodus was made easy. The same situation doesn't exist in NYC or Boston. DC is supposedly doing better than Philly and yet its surrounded by hundreds of suburban office buildings and jobs have decentralized in that area just as they have here.

So instead of sh*tting on every proposal, tell us what you would do almightly soothsayer.

Your type of criticism is the worst.

Wither Firestone?

Don't post here often, but didn't see this mentioned. (Sorry if this is wrong spot)

Seems Drexel is about ready to start on the first building of its Innovation Neighborhood. Here are the early details that most of you would be most interested in:
Quote:
The new structure is targeted for approximately 20 stories, and 20,000 square feet per floor of usable space. The ground floor will host dining, entertainment and retail services, creating an exciting urban environment within Drexel’s already vibrant University City Campus. The site has been designated a Keystone Opportunity Zone, offering important tax incentives for offices, retail and hospitality uses.

Mommy, why are those men fighting? Where are my pretty building pictures? I think the suggested public policy thread, where flame wars may burn with all of their intensity, is a great idea.

Thanks. I don't know that I've seen these details on the proposal before. I know that there's been mention of Drexel's acquisition of the Firestone site. There was also a post on 17 July about the city legislating away the separate triangular wedge across the last bit of Lancaster Avenue (https://phila.legistar.com/LegislationDe...70EF1B472&Options=ID|Text|&Search=150601). That will be incorporated into the site so that it is rectanglular.

Already done:

I would have no objections to mods moving future tax related posts so that we can keep the focus on buildings here.

Thanks for posting that picture boxbot. What a depressing loss. Why did they decide to demo it at the last minute? It's not like it freed up room for the convention center to be larger since the design was already set.

I also thank boxbot. The modern addition wasn't much, but had some historic significance to Brutalism aficionados. The older building was beautiful and it still makes me sick to think of it destroyed -- literally for nothing. I forget the reasons given. I think some mistakes were made along the way and the GSA doubled down on them, rather than lose face. It truly has left us with a "spite" wall, because I recall that spite seemed to be the primary motivator of the GSA in its internecine battle with the state historic preservation agency.

Nice! Nice find. Love that it's a 20 floor commercial/office building and not more residential. Once renderings are released we can create a thread for this.

Tower crane up at 700 Schuylkill (CHOP development).

That means likely 16 tower cranes up for the Pope visit. Up next will likely be 500 Walnut, One Riverside and The Bridge. The Museum of the American Revolution crane should come down in that time however so we're likely looking at 18 cranes in the air shortly.

Construction crews start work inside Divine Lorraine

Quote:
But that's all behind them now, and construction has actually started inside the famed building. "Domus is on site and they have started construction," Christopher Cordaro, vice president at EB Realty Management, Blumenfeld's development company, said in an email. "There is nothing holding us back now!"

Cira Center 2

I would look to recruit Venture Capitals firms to be tenants in this building- didn't Comcast create their own VC firm to invest in media start-ups? Both Drexel and Penn are trying to establish their own Innovation Neighborhoods, plus the recent news of the large expansion project of the UCity Sciences Center.

Bring in money opportunities coupled with Penn and Drexel's efforts is a slam dunk for success. Build it and they will come. More talented people will want to come to University Center as a result.

Cira complex, Drexel Innovation neighborhood, University City Science Center, Penn/CHOP medical campus.

University City is definitely going to lead job growth and office space/lab space/medical space construction in the region for a long time to come.
