Its in Business section of inquirer today- naturally they make a point of "generous" incentives as if other cities and states don't offer them. And the incentives actually seem pretty modest for an $85M building and up to 400 new jobs.

EXACTLY.

The other night I flew into Newark from New Orleans and had to get back to my apt in Brooklyn.

By the time I got my luggage, took the air train to NJTransit to Penn Station to the Subway to home, it was 2.5 hours.

My trip time was effectively doubled to just get home from the airport.

The entire time I was thinking, I could have been back at my house in Northern Liberties by now. Seriously.

For all of the positive accolades and infrastructure in the NY Metro, it has gotten to the point where even commuting minor distances can be extremely painful. I think end to end, my commute home was no more than 14 miles.

It's that sort of frustration that creates an opportunity for Philadelphia. Even if just 2-3 corporations a year moved employees to Philadephia from NYC, it would be enough to drive demand for a new office building.

And NY wouldn't even miss it.

We need to get on it already.

We know KOZ has been an effective program to draw companies to move headquarters or operations to the Navy Yard. I think there is a min. of 20 acres needed, among other things, to get an area under KOZ. If "downtown Philly" or University City could make or expand an existing KOZ, I think we could see more companies move in. Corporations for some reason love the tax benefits of KOZ.

KOZ districts should be created along North Broad, West Market/JFK from 20th to the River, around 30th Street Station, and along Market East.

46th and Walnut:



That picture is from Sunday. By Wednesday evening, all the impervious material had been broken up on site and excavation for the northwest quadrant was nearing completion (makes W construction look like amateur hour).

The rumor I've heard is that 40 apartment units are going to be built here, but I haven't seen anything official. Can anyone hear provide a source or more information?

Bonus: In the background you can see the 18 units that just opened this month at 46th and Sansom.

Are they really so cheap they can't make formal bay windows? Also only 4 stories that close to 2nd st station on market? Pathetic

Four floors with 12 foot ceilings and 52 feet in height total. So realistically the height of a 5 story building.. This is Old City after all, and any taller buildings would likely be fought tooth and nail.

I like it - plus the article points out that the entire vacant parcel cannot be developed together at this time. This is only going on the corner property.
