The third example can be found ALL over Chicago's wealthier neighborhoods. You see teardowns and then those built on basically any block in lincoln park, lincoln square, lakeview, etc. for about $1 million. Or if you're extra loaded, you tear down TWO houses and build one massive house.

The middle three examples are all from Chicago. I'm guessing that Chicago has zoning saying infill in historic districts has to look historic?

Just got a chance to look at the ZBA agenda for October. There is a proposal by a group called "Baum Corner Investors" to construct a new 7 story building for offices across the street from the Aldi's on Baum Boulevard. This is great news, in my opinion, that whole area is starting to really urbanize and become a lot taller.

I'm interested to see what comes of this project.

This is essentially on the same block as the "zombie chic" apartment building which is slated to be built. So the block will have two large apartment buildings with two ugly remuddled storefronts in between. Worked out well, it should be a nice street wall at least.

There's a lot of cool stuff in the ZBA hearing for October.

1. Lawrenceville hotel at 40th street is finally going somewhere.
2. Four new infill houses at the corner of Stanton and Mellon in East Liberty.
3. Conversion of an office building near Heinz Lofts into apartments.

Looking over some older ones, it looks like this old industrial building in Bloomfield may be turned into 17 units of housing.

The Baum-Centre corridor is really coming along. I see it all as part of "Greater East Liberty," and there is still much more room for more.

I recieve the minutes from the Baum-Centre initiative meetings, this is what they were presented,

The current structure is three buildings built at different times. The proposed expansion would built around the round landmark tower and encircle it in glass. The addition would be open at the ground floor level, like a piazza with a few parking spaces and outdoor seating for a coffee shop.

Sounds.....interesting?

Also, more updates on the Park 7 Project in their minutes.

Proposed is a 17 story building with 320 Units renting at $1,500 - $2,400 with 460 parking spaces and 10,000 sq ft first floor retail.

That's a lot of parking, I wonder where they're going to put it? I hope with the knowledge of this developer, they would build an underground garage.

The park 7 project is very intriguing. I am looking forward to seeing the renderings/plans. 17 stories, if accurate, would be the same as the never realized previous 'Chelsea' plan pre-downturn on the same site. Excited about the size of the new project and just underscores what a wasted opportunity the minuscule CVS development across the street has turned out to be. One story CVS and a mini-sea of surface parking is sad for that location considering the acquisition cost and location of that parcel.
