By TNM Staff on August 18, 2015

Construction continues at the Miami Arts Charter School in Wynwood.

When completed, the 100,000-square-foot building will have a capacity of 1,200 students. Grades 6 to 12 will be taught.

Work began at the beginning of this year. A sign at the construction site says that it will open this fall.

MG3 Developer Group is the developer, and is also acting as a GC for the school.

New York Developer Proposing Miami Highline Shopping Center On Biscayne Boulevard

New York Developer Proposing Miami Highline Shopping Center On Biscayne Boulevard
By TNM Staff on September 1, 2015

MacArthur Properties of New York is planning a two-level retail center on Biscayne Boulevard.

The new project would include nearly 40,000 square feet of space, and be called Miami Highline. It would be built on the Art By God property at 3701 Biscayne Boulevard, which totals .8-acres of land.

The Miami 21 zoning code doesn’t permit retail space to occupy more than 25% of the new building, so a rezoning will be required. The city’s Planning, Zoning and Appeals Board will review the proposed rezoning on September 2.

In The Design District, Traffic Signs Will Be Black And White

In The Design District, Traffic Signs Will Be Black And White
By TNM Staff on September 1, 2015

Signage and poles in the Design District are being replaced with a new black and white scheme, which was approved by city commissioners earlier this summer:

Miami Design District Associates is responsible for installation and maintenance, part of which will be paid for with a two million dollar grant from the State.

Not sure if changing the street sign colors to black & white will make much of a difference here. I'm sure there are better color schemes options for the District. The Design District is looking good though!

Mary Brickell Village sells to Rockpoint Group for $113.5 Million

Mary Brickell Village sells to Rockpoint Group for $113.5 M

195,000 sf shopping center was completed in 2007 and includes 59 tenants

Quebec-based Ivanhoe Cambridge has sold Mary Brickell Village for $113.5 million according to a deed filed in Miami-Dade County records on Thursday. Boston-based Rockpoint Group is the buyer.

Ivanhoe Cambridge affiliate Brickell Main Street LLLP sold the mall to MB Village Owner LLC, a company tied to Rockpoint Group, a real estate private equity group. The affiliate also closed on a $62.25 million mortgage from ONC Bank National Association, records show. Rockpoint general counsel Ron Hoyl signed the loan.

Mary Brickell Village, a 195,188-square-foot shopping center in Miami’s Brickell area, was completed in 2007. It includes 59 stores and 800 parking spaces, according to Ivanhoe’s website. Tenants of the shopping center include the Oceanaire Seafood Room, Rosa Mexicano, Fado Irish Bar, Blo Blow Dry Bar, L.A. Fitness and Publix. The sale does not include the residential condos at Nine at Mary Brickell Village, which share the same site, at 911 Southwest First Avenue, 900 South Miami Avenue and 901 South Miami Avenue, which is across the street.

Rockpoint, which has hotels in Key West and the site of the Seashore condo tower in Sunny Isles Beach, already has a presence in the area with Brickell Heights. Rockpoint affiliates recently closed on a $160.5 million construction loan for its two condominium towers.

Also nearby is Brickell City Centre, the $1.05 billion mixed-use development north of Mary Brickell Village. When completed, it will include a 500,000-square-foot shopping component, two condominium towers, two Class A office buildings, and its EAST, Miami Hotel. The condominium, office, and hotel components at Brickell City Centre are set to open at the end of this year.

* I'm really surprised at how low the sales price was for MBV considering it was part of the catalyst for the residential boom in Brickell for most of the past decade. It also served by the Miami Metrorail at Brickell Station and by the Metromover.

First new Faena condo tower completed in Miami Beach

Quote:
The Faena House is the fifth new condo project with a combined 333 units to be completed in Miami Beach, where developers have announced 42 new condo buildings with more than 1,925 units since this current real estate cycle began more than four years ago, according to the preconstruction condo projects website CraneSpotters.com. (For disclosure, my firm operates the website.)

Extra renderings and info of: Paseo de la Riviera (Coral Gables)

Quote:
A “paseo” is both the act of a leisurely walk and a walkway.

Paseo de la Riviera is more than two buildings (hotel/residential); It’s a project in the spirit of the traditional paseo, a place for walking and talking and living. It’s a space for communities to gather and connect, a central location for visitors to see the best of Coral Gables’ culture and style. Paseo de la Riviera will update and revitalize the property where the Coral Gables Holiday Inn is currently located. The project will include a new hotel, a residence, and retail space for the surrounding neighborhood, building residents and visitors to enjoy. The building will be beautifully landscaped, positioned conveniently near Miami’s public rail transportation (across the street from the Metrorail and future site of The Underline) and will feature a lively, open-air paseo in the heart of the project.

^ This development should really benefit UM... and the hotel/retail/residential development in turn. Hopefully, it will at the very least serve to calm traffic on US-1 a little bit.

I like the old University Holiday Inn, but this is a big upgrade to the area... and have been surprised there hasn't been more developments of this type along US-1 near UM.

Partly UM's fault. They haven't done a lot to encourage this cross pollination I feel. The new pedestrian bridge over US1 is coming, so that should help. But getting from the heart of the campus to Metrorail, or even to US1 is just not that easy or enjoyable.

True... and from what I've heard over the years, there has been division among UM ranks on this issue. While they've pushed for a pedestrian bridge for decades now (which isn't the ideal solution, but likely the most realistic since we're dealing with a 6 lane high speed boulevard + turning lanes In Miami), there has been a faction of university officials that haven't really supported "bringing the outside in to campus"... but rather keeping a very clear separation... that having more of a presence east of the metrorail, somehow invites intrusion to campus. In many ways, I see it the complete opposite way.
