Interesting story on recent violence on the 16th Street Mall that has not gotten a lot of play.

Mayor Hancock needs to jump and this and come up with a credible response. The police did a good job of responding to an uptick in gang related violence in NE Denver this Spring. A similar focused response should apply here.

Personally, I'd be in favor or peppering the mall (and much of downtown) with security cameras. I think those do deter and, at the least, help to identify perpetrators.

"Why starter homes are disappearing"

I caught this article over the weekend and it's an interesting read. It's based on a piece in Daily Finance.com by Bob Sullivan that's an even better read. This is occurring all over the country but Denver's specifics are unique to Denver and mostly already discussed.

This University Hills home is very similar to my first home which I bought for $22,350 - can you imagine? It appears that these homes now sell in the mid $200's.

Umm, no. You can't get that home for under $325k now. In University Hills it would be even more costly. I was looking this weekend at homes in the $325k price point, and there are really only half a dozen or so out there on any given day. None in Denver-proper to speak of. One I looked at in Englewood was under contract the same day it went on the market.

I support violence and aggressive panhandling on the 16th Street Mall. Anything we can do to kickstart wealthy flight from the City again, I will support.

Hahahaha. I support more aggressive police action on panhandling and loitering. Once the lower classes understand that downtown isn't for them anymore, and that they will be brutally beaten for trespassing, then downtown will belong to those whose opinions truly matter- the wealthy.

I think there is likely broad consensus in Denver that police brutality should be confined to the under-30 homeless population which resides between confluence park and the 16th street mall. Those mall rats arent even human as far as I am concerned.

Oops, I see from double-checking my own link that while Brian shows several between $240-$300,000 but his own box in the upper left states an average of $355,000. Additionally the lower priced homes aren't dated; some indicate under contract, some indicate they're supposedly available.

Leave it to you to...

Problem is that those who live downtown may not bother with the 16th Street Mall. It really becomes a problem of managing the Mall. If it were to deteriorate I could see them consider just ripping out the Mall and restoring the streets.

Since we aren't moving this year, which is a great tragedy at this point, we will most likely be living in Glendale or Englewood, or Lakewood or Aurora. Hell, even GV is cheaper than Denver. I'll be one of the beaten one's as I humbly take photos of projects I'll never be able to afford.

Have you checked out Old Town Arvada or Wheat Ridge? I'd take one of those locations over the others... except Englewood. There still seems to be some decent spots in Englewood and it's got a good feel along Broadway. Downtown Littleton is nice as well, but the pricing there has gotten out of hand.

Not that I know all that much being one who was priced out of central Denver for the comforting banality of Stapleton (or whatever it ends up being renamed by the PC police) with no intention of moving unless it's out of the state.

We should all go drinking to mourn our exodus from Denver.

It will be an interesting day when the last Denver police officer is forced to move out of Denver. I am sure wong can paint us a pretty picture of what that world looks like the next day.

It's interesting to contrast the Mall with the Union Station area. Union Station, in the station itself and in the plazas, is devoid of the same vagrants and thugs that are common along 16th. It feels safe and vibrant with a mix of well-dressed people going out to eat, families with kids playing in the fountains and transit passengers coming and going throughout the day. Is the policing any different here than elsewhere? The Lodo end of 16th is also pretty clean compared to up by Pavilions stretching toward Civic Center Station.

I imagine the thugs and vagrants feel the same way about hanging out with the lookalike types who populate Union Station as those safe well-dressed people feel about them. I sympathize.

Not sure how you were "priced out" of Central Denver. The price per square foot in Central Denver and Stapleton are about the same -- if not more in Stapleton.

Let's omit the shit out there, i.e. the housing stock that hasn't been updated in 50 years, and the neighborhoods where the schools produce the masses known affectionately as the "common man. If you do that, the price per sq/ft for Stapleton is a hell of a lot more attractive.

You want a decent school in Central Denver you're looking at Wash Park, Platte Park, Cherry Creek, etc (the Highlands isn't there yet, but it's coming as the gentrification wave's babies start hitting school age). That's pretty much the comparable that has to be made when looking at Stapleton.
