I saw the landscaping work yesterday. Why are they doing landscaping before the construction work?

To me this seems like bad news - it seems more like they want the property to be landscaped because they know it's going to sit empty for a while.

Yeah, there were some Pie-in-the sky plans for 3 office building complex the tallest one being like 12 or 14 stories that would stair-step down to like a 2 or 3 story building.

Never heard more progress but seeing as they are demoing maybe its going forward.

I think we could see the first building announced soon. Lots of spec office development in Tempe. Look how well that area off of Priest is doing, with Drive Time and others. It is going gangbusters.

The "east Valley sub-market" which includes Scottsdale, Tempe, chandler, gilbert is like a whole other world from Phoenix and west valley sub markets.

I think East valley vacancies are like 5% or something crazy while phoenix still hoovers over 20%

The East Valley office submarket does not include Scottsdale, but the remaining cities one would expect. Office vacancy is 17.8% through all classes with Class A around 9.3%. Downtown Tempe (only) is around 5%. Downtown and Midtown office, Class A is 23.3% and 19.9% for all classes. The assertion that the East Valley will gain over downtown is totally acceptable, but the overall market is not that much better. A majority of office space being built in the East Valley is back office rather than traditional office space.

Fountainhead Residences- I notice they are finally plastering the last portion and getting ready to paint. Finally finishing them...

Fountainhead Office- It definitely looks like they are just renovating the building (the other plan I told everyone about). It's a shame since I would've liked to see the midrise(s) but the market isn't strong enough. This development will look like the one they just did near the 101 and University (large flex building turned into modern creative office space).

The Grand- Just like a residential subdivision, land development comes first before vertical construction. Especially when it's a spec development and especially since there is multiple pieces to that property (i.e. residential, hotel, office, retail). They may just get a handle on going spec on one of the "towers." Maybe they snagged one of those estimated 10 tenants hovering around Phoenix area looking for 100K+ sqft. of continuous space. I still think that the fact Goldman Sachs is behind them is a good sign and that they're in it for the long haul. Again Tempe will be oversaturated between The Grand/ Mill+Rio/ ASU Sports District/ etc.

The Spec Development aspect makes sense. I hadn't thought of that. I'll continue being cautiously optimistic.

Drove around tempe the other day and got some shots of the projects at fountainhead and along Rio.

Apologies for the cell phone driving pics.

The large 1 story at fountainhead. They tore up the entire parking lot and all the trees, if it was just a remodel why would they do that?



Residences, now fully plastered finally.



The new retail, nothing special. They have entrances of Broadway but there is no reason for that because nobody will ever enter off the street.



Comfort Inn going up a block north of Broadway on 51st generic infill I forgot this was even happening.




Once 51st turns into Rio you can see how Liberty completely fills out nearly all the space left along Rio, despite being suburban the buildings come very close to the street most of the parking is in a parking garage in the back.

They look pretty good.



Once you pass priest the drive along Rio is really starting to fill out, in a sort of Boulevard feel. It looks nice.






Once you Pass mill the new construction forms a wall, with that and A mountain you almost get an urban canyon feel.

AC Marriott


Despite being short Salt actually has a decent presence on the street.



And of course the behemoth Marina Heights. Ill be in the building starting Nov 2nd and ill take plenty of pictures for you guys,





I tried to get some shots of the Grand at Papago landscaping but they didn't really turn out.

Just drove by this today on the freeway. They are tearing up the roof/awning on the south west side. Seems they are being a bit meticulous if it is a teardown.

No idea that there was anything there to begin with haha, its Phoenix I always assume it was dirt first.

They probably mean that little shopping center with a Starbucks being built on I believe 55th St and Broadway.

I found this on the one-story office building southwest of Alameda and 55th Street. I agree that it is a shame it is not something more prominent to match the Fountainhead business area just north of it. The article is a year old and has a target completion data of April 2015 (obviously missed), but it explains the logic behind the landscaping removal also.

Hey its better than nothing giant 1 story with modern space Is better than an unoccupied aging office building.

A big space like this could attract any number of large companies with lots of employment.

Yeah I saw the hotel ... the one its replacing (Quality Inn) had the same number of rooms, but was moldy and falling apart and horribly 80s. Something newer would be great for the area.
