That's exactly what I was thinking when looking at those projects... I'm skeptical about projects from developers who come from rather generic, non-urban cities. I definitely get a lot more excited when I hear a developer is from Philadelphia or NYC.

That said... I think Milhaus' 'current projects' are an incremental improvement over their older projects.

650 units in the style of say... "Mentor & Muse"... would be an incalculable improvement over the parking lot ocean and sad, tired Rite Aid that squander Lawrenceville's core at present.

I don't think it is "weird". If they don't know what the future holds at this time due to their biggest tenant not giving an answer on what they want to do, there is nothing to report at this time. It would be great if Giant Eagle would leave that plaza and that spot would upgrade into something more in keeping with that area's future. East Liberty was always meant to be a more upscale area and it should go back to its roots. One can only hope. Maybe a Fresh Market would be a better fit for that spot. There is a Giant Eagle right down the street on Center anyway.

This is one of the reasons I chose Fox Chapel over all others. I don't know about that. Looks like the developer creates a lot of different looks on the link provided.

I would love to see that site developed that is for sure. It looks horrible at the moment. Can't wait!

Would be great. Do you really have a problem with Wendy's and GetGo? Even in NYC there are fast food places and a place to get fuel. I guess I understand a better use right on Butler, but I don't know if those places will relocate.

A historic church on the border of Bloomfield/Frienship/Shadyside might be replaced by a very small one story building with a drive-through and lots of surface parking.

It's frustrating that the Baum-Centre corridor seems to be going in two opposite directions at once... we see several dense, urban apartment projects in development (a vision outlined in Peduto's 2004 Baum-Centre Corridor Development Strategy)... yet we also get several crappy auto-centric McKnight Road-ish developments like this.

I heard this was going to be a Starbucks... which doesn't seem to make sense considering there's a Starbucks a couple blocks west in the Marriott... and there's another Starbucks a couple blocks east in the EastSide development.

Second office building Oxford is building on Smallman (Across Smallman from 2500 Smallman, the granite place, and the Dog Stop)

8/10 - area is now fenced off, most construction workers are now parking offsite.

I can't imagine that this will get approved.

I love Milhaus' site in Lawrenceville. I don't think their projects look so bad. I like the one in Oklahoma City and a few of them in Indy.

Smallman Place (on the 2400 block, across the street from Otto Milk) is starting up. Supposedly this place will be habitable in 2016.




The darker brick is staying, the lighter brick is all part of demo. ("Demo" is what is spray painted in white on the building.)

That's great and I think the Fox Chapel school district does draw a nice national and international crowd.
I DO think the lack of black students is a problem for any school district though. We have seen in the last 12 months that this country absolutely still has a race problem. Police body cameras are proving that black people keep getting treated unfairly. I think ignoring that is a dangerous mistake.
And my black friends who i made in my 20s and 30s turned out to be some of the greatest people i've ever met. I think i was robbed in a sense to not get to have such friends as a kid.

I'm not trying to stir any pot, that's just how i feel.

Welp. I really don't see how the Pittsburgh MSA or CSA numbers can be spun positively in comparison to other cities.

The MSA number is completely flat with a .01 drop in population. I feel like population loss has come to a slow stop like a train, before it can start moving forward again.

But since 2010 we are now smaller than Charlotte's MSA with the CSA soon to follow.
The next couple MSA's to pass Pittsburgh are going to be Sacramento and San Antonio. Also if trends don't change, in a few years both Columbus and Indianapolis will pass Pittsburgh. (In both MSA and CSA)

I think the city and region are very close to turning a corner. It seems that the population losses due to people dying as they age should be slowing as more younger people move in and the current aging population dies. I think the losses are due to decades of the brain drain leaving behind a large population of people older than 65.

I hope my assumption is correct.
