Huge News for the Office Market - Cigna renews lease in Two Liberty

Cigna Corp. has decided to keep its Philadelphia office space in Two Liberty Place, prompting the owner to explore selling the Center City skyscraper.
“The early renewal of Cigna at Two Liberty Place secures the asset’s anchor tenant through 2027 at a positive mark-to-market,” said M. Jayson Lipsey, chief operating officer of Parkway Properties Inc., in a statement.

The insurance company signed a 12-year lease on 322,000 square feet at the 16th and Chestnut streets tower, where it has made its home since 1990.
Under the new agreement, Cigna reduces the amount of space it had occupied. It had been in 450,000 square feet. Under the new lease, Cigna will occupy 34 percent of the building through October 31, 2027.
The deal ends speculation that has swirled around what the company was ultimately going to do with its office space in Philadelphia.

Spoke with a Hilton exec at a happy hour tonight. He is in Philly obviously checking in on the Curio development. He said the hotel market in Philly is very strong and analysts are predicting strong growth and hotel room demand at least through 2024. He claimed we can expect to hear about two more hotel developments coming down the pipeline soon.

Ive been reading about construction starting "next month" for the last 2-3 months. Hopefully September is the actual starting month. Now we hear permits are the last hurdle to starting work.

Yo McBane and guys and gals,

Absolutely stunning views, and place - Bok. For skyscraper people, those that love dense cities - it's kinda orgasmic. I've been to City Hall observation, Top of the Tower, and top of BNY Mellon, and this view is my personal favorite now. People with high powered cameras will lose it up there. Good beers too. Le Bok Fin!

Blumenthal is such an ego-maniac clown. Has anyone seen the signs/posters for his project at Broad and Spring Garden?

He has his name above the project's title (i can't recall what it is) on the posters like he's a famous filmmaker - like, just the mention of his name on the title credits will imply success, prestige, and allure.

I was there Friday night. I second everything said by McBane and TCO. It might be the best view of the skyline I've ever experienced. The city looks absolutely massive from that vantage point. The views of dense rowhouse South Philly are pretty awesome too.

Ya, it's great. Especially the proposed landscaping to meet the parkway, what little one can glean from the renders.

I frequently drive by it on the ramp from the Oval to the VSE. The renovations are much, much needed. However, the biggest change (so far) in the awful external appearance is the window framing. I hope, but don't expect, that there will be some effort to improve the Soviet apartment bloc bland brick facade, especially those dreadful utility "sheds" on the roofs.

I don't recall a TJ rumor. Target had been rumored at that site for a while. And while I know it's not the same thing, Market East is getting a MoM's Organic. Personally, I think the dry goods sold by TJs are a perfect compliment to the fresh produce, dairy, and meat available at RTM (though I do wish RTM had more organic offerings).
