I'm completely in love with the design. I'm glad to see the brownstone design in the modern era, I hope it can be replicated more throughout cities. Although I find the 150 parking spaces for just 70 units to be disgusting (space will be shared with residents and Italian Market shoppers). At least it's all underground so that we won't have to stare at an ugly base.

Nice design for 9th and Washington. I don't care about the parking point. As long as a lot is underground or well-concealed and hidden, I really don't care. The reality is that people in Philly need or want their cars for a number of reasons. Including but not limited to that SEPTA and other public transit options are poor and don't work for many and an unusually high proportion of Philadelphians reverse commute to work out in the suburbs. Demands for parking will not abate until and unless we have a better public transit system and more city companies employing our residents.

Inquirer reporting that Cigna is staying in liberty place with 30% less space. Good news that they are staying in CC- bad news that they are leaving a huge chunk of space vacant. One factor that works against the prospects of new office buildings is that firms continue to downsize their space per employee and move to open floorplans and multi use spaces that require less rentable space within a building. So CC can add jobs but no new construction space.

Big changes to this area with this Locust project and Brickstone. Even moreso if Fergie's tower comes to fruition at 12th and Walnut as well as Pearl replacing the parking lot at Broad and Locust. I wonder if the entrance to that complex will be on Broad or on Locust across from the Arts Condominium.

Just to clarify, it is my understanding that the garage in question is the one facing Broad. The garage across the streets from the Arts Condos on Locust is an entirely separate garage and isn’t going anywhere as far as I know.

It would be fun to make a list of all the big vacant land spaces/warehouses in each neighborhood of greater center city and run a betting ring to which vacant space will fall first. ha
it just seems like so much "infill" is happening. Two years ago, it seemed like the year of big announcements. Now, it seems like vacant space after vacant space is finally hitting enough pressure to push development.

You can also read that as, Philly can add jobs while continuing to keep the cost of office space low.

Absolutely. When is work supposed to actually start?

Despite my excitement about this project, it's one of those projects whose ratio of media footprint to actual work begins to instill some skepticism.
