Quite similar to the University Suites project in Kingston if you are familiar with how that one went.

The rental tower will have 4 and 5 bedroom units.

The condo will have studios and double occupancy units (some 1 bedroom+dens and some 2 bedroom units).

Occupancy is supposed to be Spring 2018 for the condo.

If anyone is interested feel free to grab the info here on my website: truecondos.com/capital-hall
25 floors and 338 units? That's about 14 per floor. Those are going to be small condos. This building does not have a big foot-print.

And the rendering... yikes. It also fails to show the 2 other tall buildings that are crowding right next to this one.

I think this Ashcroft development getting approved was a bad decision.

I don't find anything about this render offensive. That's my best compliment.

Went by last night. It's going to do an excellent job of completely blocking the much more attractive Soho building.

The best part about this is the render itself, it almost makes the bland building look nice.

Here's the thing; I think it will create a good contrast to have one or two brick towers amongst (an eventual) sea of glass skyscrapers.

Wow, that is one ugly piece of crap. Totally ruins SOHO which was a decent addition to the area visually.

Well you gotta figure, this is a Student Residence. The demands of the demographic are quite different from that of Condo owners. However, I hope this is a bit of a gateway towards more rental towers in the area.

But as I said, given the demographic that will occupy this place, it is quite smart looking.

Or, maybe, this will one of those rare cases where the final product ends up looking better than the rendering?

Residents are hit or miss.

Here's a good one from Kingston:

.. and a bad one from Kingston:

Both on the same block.

They've been doing it a lot in Waterloo, both the 4-5 bedroom units as well as the rental guarantees.

I can't comment on how the rental guarantees have played out, but the 4-5 bedroom units have caused massive problems. Since only students will ever live in them it's resulted in a bit of a student ghetto. It's improving however.

As long as there aren't more buildings like this you should be fine though.

It's also a very popular model.

The University Heights project in Kingston had its first phase sold out completely within just a few weeks of opening up the sales centre.

Most of the ones in Waterloo are hideous. When you put a bunch together, it does not make for a good cityscape.

There is a distinction between student residences and these privately built buildings targeting the student market. For the most part, they tend to be built on the cheap and in some cases flirt with soviet-style design.

I don't know, private student residences in Kingston generally look quite nice:

663 Princess - this one was infamous for burning down a year and a half ago while under construction. It's recently completed and it looks identical to renders:

(Jay Patry Inc)

University Heights, construction just starting

(BuzzBuzzHome)

637-655 Johnson - recently completed, looks just like renders for the most part except render has more setback

(Jensen Building Ltd.)

501 Frontenac - currently at OMB

(Jay Patry Inc)

Those do look nice (if the renderings are accurate). They are quite a few notches above the standard in Waterloo.
