Yuck at the Loblaw condos!

But those HP ones are great. Glad something is planned for that horrible parking lot on Mutual Street. And glad its something good.

Edmonton proposal: Kudos to the renderer for making it look way sexier than it would be in real life, with the high contrast, reflections, glowing balcony edges and the illusion of curtain wall. Nothing inherently wrong with the tower portion (assuming the balconies face south). Disagree with Whippersnapper's assessment, especially with my view that "lopsided" buildings tend to be more convincingly contextual and smarter than uniformly wrapped towers. Of course, faux historic podiums are always wrong. Modern and pedestrian/retail friendly are not mutually-exclusive.

Loblaws proposal: fits in with the coma-inducing crap around it I guess. No worse than the cluster of towers around TIFF, hence I suspect most of the disgust is from getting another GMO-raped version of a "Vancouver" export.

Vancouver proposal: ugh we're not Miami. The city's distinctive highrise vernacular needs an overhaul, but this is the wrong direction.

Simcoe proposal: approved. Looks very believable in that the composition of vertical louvers favors privacy in the lower podium and sun shading in the upper tower portions.

Mutual/Queen proposal: I've seen arbitrary shapes like these proposed a thousand times everywhere from Mumbai to Shenzhen to Moscow. I wish it was contextual, but the symmetry betrays it.

Yeah the glass extension on top is offices. It looks like they are doing a good job with the warehouse part. The rest is pretty meh. Not offensive at least, so there's that.

88 Queen looks very close to what Maldive had envisioned. The city was pretty strict over the heights last proposal. The square may not be enough to convince them otherwise.

Vancouver is the most futuristic city in the country im not surprised this new proposal is getting a negative reaction.

Wow, that Vancouver proposal has really evolved! It will look great next to the new Entertainment District under construction and I really like all projects in that area look very un-Vancouver with wide and dark buildings. The complex will look fantastic when completed!

Keep in mind that this building will be built in the middle of two huge Cambie Bridge onramps to so it is is a landmark location and warrants something different. I really like it!

Ya my only criticism is height but there are height limits in Vancouver so whatchagonnado?

I checked out that ISSUU link and found an interesting bunch of renderings for a proposed project in Calgary I hadn't seen before. I've heard of the project and seen preliminary place holder renderings, but never got to see actual designs from the competition back in 2013. Hopefully the winner is even better.

I tried quickly improving some of the new renderings currently only visible in the PDF document (not a great quality source for photos). The building height is 88 meters which is exactly what view cones allow in that area.

Good god, that's a horrible mess in Vancouver. It's like something built in Miami in the 1980's. Sure, mix up the style downtown, but this seems like a facetious response.

Nobody here is hatin' ; Ever heard of Pier 27?

Still a tower like that could rock in North York next to its soulmate "The Arc" at Bayview and Sheppard. They look like twins..

Oh really? Cool! Hows was everyone's reaction to that tower? If everyone loved that one and not its twin in Vancouver then there's a problem.

Not a lot of congruent elements in these designs...

I have to consider, "were this a Vancouver design would I hate it," and frankly I might. It's some sad nautical references that I would only forgive in North Van.

With all the highrises in Vancouver, how is not liking a single one (especially one that hasn't even been built yet) an indication of hatred toward the entire city??

North York Arc fits right in that hole in Vancouver Arc and completes the design. lol!
