There are bike lanes on the boulevard project, I've ridden in them, but once they end, I take a lane. I'm an aggressive rider and refuse to yield to autos, everyone must share the road.

Which is exactly what makes this an interesting development to me. I hope it happens in this current proposed form.

I think it would be more accurate to call that area Ansley Park – especially the east side of Peachtree. In the 70's it would have been called Pershing Point or Ansley Park. I had a lot of friends living at Pershing Point then. It was really great! There was sort of a merging of the remnants of Hippie culture, the Punk scene, and the Gay Community all merged into a very cool little community that commingled.

They should do to Peachtree Rd in Buckhead what was done on Ponce. Better yet, add in separate cycle track. There's room for it. Right now it's 6 lanes, switch it to 2 lanes each direction, a center turn lane, and a two-way cycle track in the remaining space. This would probably actually *improve* traffic, just like the traffic was improved on Ponce.

I think the reasons it's not getting that much attention are that the renderings are so preliminary (and not very clear) and it's so early in the process. I'm very excited about it - the design looks clean and interesting (and tall - perhaps 480
- 530 feet?)

Regarding Atlantic Station...why the lacknof development? Besides the proposed T3 (start date?) not much in the past few years. Feel like another hotel/apartment mixed use would make sense.

I agree. I've always felt that the stretch of Peachtree after 14th Street, heading out from Midtown, has potential to become a great thoroughfare one day.

That's like opening a can of worms...but to sum it up a lack of good transit access, a slow(er) recovery since the Great Recession compared to other parts of town(they are just now filling office vacancies in several of the towers), changes in ownership, there are better real estate opportunities elsewhere in Midtown and/or Buckhead,

As far as developing the remaining lots within the urban grid of Atlantic Station there's a requirement that so much of the soil cannot be hauled off-site but must remain within a certain designated area on the project for environmental reasons. Which adds costs- not to mention the pro-forma for developing these sites just hasn't quite warranted the cost of the type of density needed on the more urban infill sites that remain.

Walked by Square on Fifth and it is officially open; quite a few people already moved in. So looks to be officially completed.

Also the Kale Me Crazy on the corner of Juniper and 6th has started build out of their retail space.

I think that's the main reason. Most of the remaining sites are meant for large towers which are a harder to come by than the smaller projects they've had recently (SGI, Steelworks, etc). Worth noting there are something like a thousand units under construction around there now, just midrises rather than highrises.

I wouldn't consider lack of transit a factor because those lots along 17th are as close to MARTA as anything else in Midtown.

Pollack Shores project on 14th

Is the Pollack Shores project on 14th, south of Atlantic Station going to extend all the way through the putting green? It appears they have removed the entire putting green for construction.

Not trying to give any inside info here, but we should see plans before year end for a large office (500K - 750K) and hotel project.

Except for NCR, the bulk of the major corporate relocations to Midtown have been to Atlantic Station. Current occupancy rate for the three large commercial buildings is 91% (1.4 Million square feet). This is significant because 3 years ago it was around 75%.
