A&W has exclusivity rights for burgers, Startbucks doesn't have any such deal... Second Cup is right at centre court, plus David's Tea and Teavana are also in the mall.

A&W (and any other exclusivity contract) pay a premium on their rent to have that deal, the mall wouldn't give it to them if it didn't make sense to do it. I don't see any issue with them.

Couldn't tell you that, but Starbucks definitely does not have a deal as Second Cup has prime location in the mall, with seating in the mall proper.

Laura stores have declared CCAA.

That leaves four zombie operators in the Smart Centre on Kenaston. Reitmans, Smart Set (which may already be closed), Mexx, and now Laura.

^ With retailers getting mowed down left and right over the past year and vacancies remaining even in Polo Park, it makes you wonder what the odds are that anything will happen at the Seasons site... seems like a recipe for disaster.

No kidding, they're not even close to filling the south side of Seasons either.

That isn't going to stop them from building a few hundred thousand square feet of retail directly across the street. They're already servicing the site.

385,000 sq ft, should start late Aug/Sep. PCL is the contractor.

^ Given the state of retail locally, you would think someone is going to get shredded as a result of Seasons getting built. The question is whether it will be existing retail centres (Kenaston & McGillivray power centres, Polo Park area, Grant Park SC), or will Seasons end up taking it on the chin?

Don't forget that excellent Grant Park Pavilions "Live Work Play" area on Taylor.

^ Oh right, that thing. I do admit I find the new part with the Wal Mart handy so far... I never used to go to Wal Mart because they were all a long slog away and they're all completely overrun with people.

However, the one on Taylor is convenient, and it's always nice and calm and empty whenever I go... a very pleasant shopping experience, but maybe not so great for business?

It's true actually, that Walmart is actually really really nice and clean... But it's just another big box development that will (maybe) happen to get some residential... what the "Play" part will (or won't) be is beyond me. They've also been trying to sell pad sites to develop the land to the west of the current lot (toward RBC) for years with no new development other than on the existing parking lot. Plus all the Shindico lots on Taylor by Tennis Club and the fire station.... There's a lot of land on Taylor.

Side note, Taylor between Waverley and Lindsay needs/would be perfect for a centre turn lane... Especially if Waverley will be closed for 2 years.

The north side Seasons development as an outlet mall is really different than anything else in Winnipeg. While the stores might have names you know they sell different product in most cases. If anyone in retail should be worrying it would be any landlord that is not Polo Park mall proper and St Vital Center.

In terms of Laura, they will likely limp on for a few more years as the filing was for restructuring not closure. That said, I wonder if they will be looking for a way to close one of their two stores in Polo Park.

Polo Park has vacancies and depending on what happens to Sears, they might have more of them soon... I'd say they probably should be a bit worried.

Believe me, they're all worried. At the minimum you'll start to see downward pressure on lease rates and landlord-favourable terms. It's a low margin business - it all matters.

As for Laura, it's usually a restructuring at first. Eventually it becomes a closing. In the case of something like Smart Set, obviously the parent had been carrying them as dead weight for some time and realized there was no hope. In the meantime, the parent their is now the walking dead as well. Unless Laura comes out of this with a totally new business model, it's likely they'll just be the next middle of the road retailer who fell victim to discounted clothing on-line.

Yeah, those new vacant spaces in the new Polo wing are massive and I can't really think of anyone coming to the market that would take those that we've heard is looking for a Winnipeg location. It will be interesting to see how long they sit before they have to bend to anyone willing to even pay anything. I mean Zara and Pottery Barn would be great but that's just hoping... No mention of it ever.

It's the same with Grant Park, I don't know how they ever approved a remodel, that place is a wasteland. Sometimes it seems busy, but it's 80% mall walkers who are spending $1.13 at Timmies. I mean "Dream Shoez" relocated there from Portage Place.

It's going to be interesting to see how (mall) retail changes over the next couple years. Amazon is getting better and better. I've hd the Best Buy small concepts have been a huge test success. Wouldn't be surprised if we see a BB in Polo in the next few years and the big ones start to shut down.

There is nothing particularly special about Zara and Pottery Barn and I could easily see those retailers setting up shop in Polo Park SC or surrounding area if retail doesn't tank completely in the next few years.

But as for Grant Park, yeah, there's no way that renovation would have happened without Target. There were pretty high hopes for Target, but I guess a lot of landlords made bad bets on them. I don't think anyone expected it to turn out that badly. I guess the reno guarantees Grant Park's continued existence for at least the next 20 years.
