Atlanta-based real estate developer Third and Urban is moving forward with plans to convert several Sweetwater Design District warehouse buildings into Amour Yards, a commercial office complex, according to What Now Atlanta. The project could include “open-air collaborative common areas,” a coffeehouse, a live music venue, a restaurant, fitness studio, bike rentals and storage, and jogging trails

Plans were recently filed with City of Atlanta for part of the project’s first phase — a $2.9 million transformation of 120 Ottley Drive NE, a 44,745-square-foot warehouse, into offices.Armour Yards Phase One totals 150,000 square feet of office space, according to Jones Lang Lasalle (JLL) marketing materials (JLL is brokering the space for Third and Urban.) In all, plans call to increase the size of the project to approximately 300,000 square feet.“Armour Yards will deliver a life and work enhancing environment where business thrives and people want to be.”

I wish MARTA would have an infill station built here finally. It's such a disconnected area.

The Beltline (with transit) will eventually go in right next to this area.

I counted 10 projects that I walked by just this week. Loving all of this activity.

On another note: what's up with the torn/unfinished portions of the exterior of University House? There is exposed sheetrock or something in about 5 spots visible from Spring Street, and it looked odd that they hadn't been painted or sealed or what have you. Otherwise, it's making some great progress besides the first level (presumably retail that will come later) and landscaping. They were window-washing today.

Isn't 22 14th st about/close to 40 floors ? I would guess 400/450 feet tall
That would be great to see something taller being build.

I didn't think it was going to be that tall? I thought it was close to 25 floors.

i love this frank lloyd wright style that's coming back. it seems like most of the buildings being built now are so much classier and refreshing than the crap we've been building for the last 40 years.

There isn't. I meant that it was gone.

Those areas are when the frame of the exterior elevators/lifts were attached to the building. They couldn't finish those areas until it was removed.

Yes there will be a BeltLine/MARTA transit transfer station in this area. But the priority for this portion of the BeltLine transit is low on the list. There are already active MARTA lines running just south of these properties along 85.

Those locations are where the adjustable scaffolding were pinned back to the building during construction. you're seeing the substrate where the exterior material couldn't be finished quite yet with the scaffolding up. This is pretty typical and only requires them to go back and patch the exterior finishes from above (or below if not too high).

I'm very excited about the Hanover Buckhead Village project - it will add a lot of visual interest / architectural diversity to that area.
