The comparison of 2WTC/News Corp and Fox News, the relevance of which is indisputable in regards to the construction of 2WTC--the new design is largely due to the requirements of studio space for that minor News Corp subsidiary, and 30 Rockefeller/Standard Oil/U.S. Steel/etc. is an interesting one. They are remarkably comparable buildings architecturally considering their vastly divergent styles. And they're both projects led by the sons and heirs of controversial and some might say malignant business empires. There are other coincidences but I won't belabor the point.

The comparisons end there. It's easier to divorce 30 Rockefeller from the various evils of the Rockefeller family because by that point Rockefeller Jr. had set out to restore the good standing of his family within society via philanthropy and promoting good business. Junior had already resigned from Standard Oil and US Steel after a scandal over bribing congressmen, the anti-union Ludlow Massacre had already occurred, and Rockefeller admitted blame and responsibility.

Dynastic wealth, too cozy ties between government and industry, heirs with a tainted family name, building in the great city of New York. As Twain said, history doesn't repeat itself but it does rhyme. History will judge how News Corp fares under James Murdoch.

Larry Silverstein is seeking an equity partner or mezzanine debt investor to kick in roughly half a billion dollars toward the $4 billion tab to develop 2 World Trade Center, The Post has learned.

While Real Estate Alert reported HFF has been hired to approach large investors, sources said a variety of mortgage brokerage and capital raising professionals are still being considered for the assignments.

A dual track will be followed as the primary lending group will dictate the amount of cash required.

A pension fund or sovereign wealth fund will be the likely source for the $500 million in mezzanine financing or equity with its return coming in the form of a preferred return or a stake in the 2.8 million-square-foot tower that Silverstein Properties would develop and manage.

Almost 14 years after 9/11, the final tower will need several billion dollars in overall financing. The Liberty Bonds originally targeted for the WTC rebuilding are gone, having been used for other trade center towers and projects that ranged from One Bryant Park to the defunct sports museum.

News Corp., which owns The Post, and 21st Century Fox have signed a letter of intent to occupy 1.6 million square feet on the lower floors of the 88-story building being designed by Bjarke Ingels Group.

A lease signing could come by the end of this year, in which case construction would start next year with a target completion date in 2020.

Silverstein declined comment through a spokesman. HFF did not return calls for comment.

No, but it does have to do with this building. Faux News has an incredibly dedicated (and dimwitted) audience. They're hosting the first GOP Primary tonight. Their influence should not be understated. At the same time, their "fair and balanced" broadcasts are anything but. They have been called out time and time again for "pants on fire" lies, and twisting stories to fit their agenda. What disturbs me is that Fox & Friends may soon have the backdrop of the 9/11 memorial. What better way to keep their loyal sheep mindful of the evils that could befall this country and simultaneously embed a sense of undeserved patriotism.

I don't think Faux is alone in this regard, but they are demonstratively the worst offenders. Personally, I think it should have been a requirement of the site plan that NO broadcast studios be permitted on the property. It's disrespectful and disingenuous. Conde Nast's offices is one thing, but the mouthpiece for the far leaning right is a completely different story.

Architecturally, I think the news tickers with Faux News' subjective headlines is a horrible idea, and I'm hopefully it will be value engineered out in due course. Probably the only time I actually want Durst to get his dirty hands on this project!

Fox News isn't the anchor tenant, it's Newscorp, of which Fox News is a small part. Dow Jones, Amplify, Move.com, Sky Sports, Harper Collins Publishers and many others are also part of Newscorp.

Harper Lee's Go Set a Watchman, probably the biggest global book release in years, is Newscorp. Modern Boating Magazine is Newscorp. The biggest cable station in Germany is Newscorp. Snowden is an extremely despicable character. I know from a source directly involved that our people have been killed because he outed them. He had no idea what he was doing and had no idea who the good guys are and who the bad guys are. Now he sits in Moscow and gets trotted out by Putin for propaganda several times a year. Yee-haw.

On the building, I like it except for the view from the West, where it seems clunky and not so sleek.

And we all know Fox News isn't the main tenant, and we also know that Fox News utters complete nationalist ethnocentric nonsense and that they're really not worth discussing. They're like Donald Trump; they're dim and irritating, but there's no way that they could lead the US and are therefore not enemies worth vilifying. Why are we turning this into a war?
