I walk by it every day, and it used to be branded as 'Focal', but that was later taken down and now there is some more nondescript branding, while the lot remains untouched.

The project was conceived by an inexperienced developer. It went to tender and came back incredibly expensive and unfeasible. The original marketing firm dropped it. It was picked up by another marketing firm.
I've now heard that another developer has purchased it.

Here is West Five by Orr Development. Their recent rental building at Broadway & Carnarvon turned out nicely. I expect they'll execute this one just as well.
Found a nice looking residential project on a triangular lot at 273 E 4th (just east of Main), but it looks like the developer's given up and is selling the lot.

The lowrise at east Broadway and Carolina has finally got concrete above ground. I think this will be good for the area, considering it was just a dumpy strip mall before

^ You would never know from the rendering that it is on a six lane arterial.
With that said, I love infill projects like this. They are the continuous incremental change that adds up to a significant improvement in housing stock, retail stock, and neighbourhood character. They're also of a manageable size that small developers can undertake them, keeping this typology within reach of a far larger pool of developers than towers and more complicated mixed-use projects. Plus they're the perfect size for redeveloping corner strip malls and they can easily scale up when additional property assembly is accomplished.
