Must say, very nice density and street presence with the project we discussed earlier.

Literally NOTHING has happened on Hayden Mill boutique hotel and amphitheater. It's been almost a year. I think this is dead.

I really hope 100 Mill breaks ground soon. I don't see any issue with the office tower, as HFL3 has really been killing it with leases.

We only have one tower crane left in Tempe. Come on 100 Mill and the new 7th St/University project. Let's break some ground.

Hope to see a new tower announced soon. Things have really died around here lately. At the least, I think we see a new high-rise condo/apartment tower when State Farm and HFL3 are opened and filled.

Skyscraper for seniors on Tempe Town Lake

Patience, sprinkled like pixie dust on the south shore of Tempe Town Lake, may soon yield some eye-catching results for prime waterfront property left vacant by the recession.

Southbank, a dense, urban project envisioned along Rio Salado Parkway in Tempe, had stalled for years as the economy sagged. A half dozen crater-like pits and a few empty streets are all that linger from previous development efforts.

But plans are now moving forward for a high-rise senior-living complex and two high-end apartment buildings on some of Tempe’s last remaining lakefront real estate.

J Mitchell Advisors expects to start construction on a 17-story senior-living complex by year’s end, with the first residents moving in by 2017, CEO Jim Mitchell told The Republic.

The tower, which will feature a 17th-floor bistro and cocktail lounge, will bring a dramatic addition to Tempe’s rapidly growing skyline along the lake. Just to the west, the Marina Heights complex, which will house thousands of State Farm employees, is giving rise to glass-framed buildings up to 16 stories tall.

I feel like nothing has changed with the tower. They are hoping to break ground like they have been for the last four years. Big whoop. These other projects are crap, glad they are touting them as a success.

Apache and Midtown are going to be like Century City in LA..... I don't know how I feel about that.....

Anyway, I work at fountainhead and it looks like that large 1 story office next to I-10 is beginning to be demolished this week, its been fenced off for months with no activity.

I remember almost a year ago an announcement that this place would be redeveloped into a couple of office buildings ranging from 15-5 stories (if I remember correctly) I assumed it was dead. Anyone have any news on that?

Also anyone know if the prep work The Grande Papago is actually going to become anything? do they have funding or tenants? its a huge project. Also whatever the plan is for the former Gravel pile next to Tempe Mkt they've been flatting and leveling that land for months and it looks like it is almost done.

I thought I was imagining things, but I can confirm SALT is now up to 5 stories from what was supposed to be a 4 story project, I'm hoping it can at least go up 1 or 2 more stories.

I saw this a couple weeks ago too. I couldn't imagine them going any more than one story higher since they are using lumber on the project, but who knows. It looks to me that they are capping off at 5 stories. It would be nice if some of these projects were cascading in height. Most are 4-6 stories rectangular / square boxed shaped buildings. It would give more architectural appeal for height ranges. We may see an additional 2-8 feet on the building for facade finishes though!

By the way, on Tuesday I saw a couple of site surveyors or project engineers or something in the Monti's parking lot. Kind of got me excited. I think this one will probably get started on soon. I hope University Square will get started on by year ends too!

There's a page for it on Emporis: http://www.emporis.com/buildings/1221625/the-grove-at-1000-east-apache-tempe-az-usa. There aren't any renderings there either, although it does list the building's height as 170' and 14 stories. It's being called "The Grove" for now. Not sure how long the page has been up.

I did some Googling and it looks like there was a rendering posted by Apache Redevelopment on their now-defunct FB page. Also, the link to the original DRC document no longer works. But we have apparently seen this rendering before. I just do not recall it.

It was called The Grove, it was a huge monolithic block of like a blue glass with an interior courtyard for the pool. The retail on Apache looked nice. Again as I mentioned a couple of pages back this project keeps coming back every couple of years with a revised proposal. I believe this time they chopped a few floors off? (at one point it was suppose to be 18 stories) It's just annoying that they can't seem to get it financed and they have to renew their zoning just to make the land marketable.

The Grand- I've noticed they are working on some of the internal streets/ driveways along with that huge water feature that is suppose to be set in the middle of the complex.

SALT- I've seen this a lot with 4 floor apartment developments lately....the top floors will have a "loft" as part of the unit that will make it appear to be 5 stories when in actuality its only 4.

Yeah I noticed it looks decently tall, just slightly taller than the Neighboring Parking structure and the "base" of the Hayden Ferry condo tower.

Not ideal but it is looking better than I thought it would between the two taller buildings.

Have any renderings been released? This will be good for the Tempe skyline.

^ There seriously needs to be more scrutiny over what gets tax breaks in AZ. I get that they're used in "redevelopment areas" but it's not like downtown Tempe or downtown Chandler is struggling to attract development.

What's worse is that when organic development and adaptive reuse would go a long way towards putting people on the streets, cities favor easy megaprojects like this over smaller-scale stuff.

Did 100 Mill get any breaks? I do not recall, but I don't think so. I agree that at some point soon, these need to stop, unless you are bringing in a major employer that is critical to the economy. Texas offers major incentives and we need to do the same.

But for housing and hotels, I agree with you, especially in Tempe. Maybe the justification here is the conference center that they have been wanting forever. Still though, this doesn't seem like a huge conference center. A nice project that I support, but at some point, housing and hotels should not be getting these breaks.

ASU not pressing opposition to Tempe high-rises

Arizona State University officials including President Michael Crow have said their piece about a proposed high-rise complex in downtown Tempe, but they don’t appear to be voicing any further opposition to the development.

Crow and others at ASU had voiced concerns about Opus Development Co.’s plans for a three-building complex that would include apartments and a hotel. The tallest building could be 20 stories, according to development plans and reports.

Crow wrote to the city of Tempe citing worries about the height of the buildings.

But now, we are hearing ASU isn’t pressing its opposition.

“We made our concerns about the project clear, and now we are moving on and continuing to collaborate with the city of Tempe at every possible opportunity,” reads a statement from ASU.

Tempe spokeswoman Nikki Ripley said the city has not received any additional input from ASU on Opus’ plans.

Crow and ASU are also in the real estate business with a development district aimed at helping fund improvements and new construction on sports facilities. ASU also still wants to see a hotel and conference center developed on land near Mill Avenue and University Drive. Plans for a development called USA Place on that land fell apart earlier this year.


The Opus project sits on 3.2 acres near University and Seventh Street near ASU’s main campus.

Opus representatives did not respond to requests for comment.

Tempe high-rises have stirred controversies before, especially related to flight paths at Phoenix Sky Harbor International Airport.

A number of developments are under construction or in the pipeline in and around Mill Avenue and Tempe’s stops on the Metro light rail system.
